HomeMy WebLinkAboutCity Council Resolution 2001-412CITY OF PLYMOUTH RESOLUTION 2001-412 APPROVING AN INTERIM USE PERMIT FOR A REDUCTION IN THE NUMBER OF PARKING SPACES AT 13055 15TH AVENUE NORTH. (2001100) WHEREAS, NuCoat, Inc. has requested approval of an interim use permit to reduce the number of required parking stalls on property legally described as follows: Lot 22, Block 1, Glen Echo Ponds, according to the recorded plat thereof, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the interim use permit for NuCoat, Inc. to reduce the number of required parking stalls on property located at 13055 15th Avenue North, subject to the following conditions: 1. The interim use permit is to permit a reduction in the number of required parking stalls from 37 to 23, according to the plans and application received by the City on August 9, 2001, except as amended by this resolution. 2. The interim use permit shall terminate if any of the following events occur: a. The use of the building changes to a use that increases the need for parking spaces. b. City staff documents a parking problem associated with inadequate parking. c. The floor area of the building is increased in size. 3. A separate building permit is required prior to use of the space for manufacturing. Resolution 2001-412 (2001100) Page 2 4. Prior to the issuance of any building permits for the conversion to manufacturing, the parking lot shall be re -striped showing a minimum of 23 spaces in conformance with the requirements of the Zoning Ordinance. 5. Standard Conditions: a. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. b. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds for revocation. c. This approval shall expire one year after the date of approval, unless the property owner or applicant has commenced the authorized use or the applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 21020.02 of the Zoning Ordinance.
