RESOLUTION 2001-280
APPROVING A SITE PLAN FOR A PERMANENT STAGE FOR THE PERFORMING ARTS
ON PROPERTY LOCATED NORTH OF CITY HALL IN PLYMOUTH CREEK PARK

WHEREAS, the Plymouth Civic League and the City of Plymouth have requested approval of a
site plan for property legally described as follows:
That part of Outlot A embraced within the north 653.46 feet of the east 653.46 feet of the
northeast 1/4 of the northwest 1/4 of section 21 township 118 range 22 and situated in
Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Meeting
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by The
Plymouth Civic League and the City of Plymouth for the review of a site plan, subject to the
following conditions:
1. A site plan is approved for the construction of a permanent stage for the performing arts in
accordance with the plans received by the City on June 15, 2001, except as amended by this
resolution.
2. Prior to the issuance of any permits for the project, a utility plan in compliance with all City
requirements shall be submitted.
3. Prior to the issuance of any permits for the project, the drainage and storm sewer plans shall
be revised as necessary to comply with all City and watershed requirements and to reflect the
change in building design.

a. Compliance with the City Engineer's Memorandum.
Eb. Compliance with the City requirements regarding the location of lock boxes, hydrants,-- - - Formatted: Bullets and Numbering
post indicator valve, fire department connections, fire lanes, automatic sprinklers, and fire
lane signage.
c. Prior to the issuance of a building or utility permit, fire flow calculations for the hydrants
and the building fire sprinkler system design simultaneously, in conformance with City
requirements shall be submitted.
fid. An 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the-- - - Formatted: Bullets and Numbering
release or reduction of any site improvement bonds per Cite Policy.
.fie. This approval shall expire one vear after the date of approval, unless the property owner
or applicant has substantially started construction of the project, or unless the landowner
or applicant has received prior approval from the City to extend the expiration date for up
to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
