TO INCREASE THE BUILDING SIZE FROM 36,300 SQUARE FEET TO 42,500 SQUARE FEET AND INCREASE PARKING SPACES FROM 98 TO 105 SPACES AND APPROVE A FIRE LANE VARIANCE FOR THE PLYMOUTH CONTINUING CARE COMM[_]NITY IN THE PLYMOUTH MARKETPLACE PUD, LOCATED AT THE NORTHWEST QUADRANT OF VICKSBURG LANE AND HIGHWAY 55 (2001024) WHEREAS, The Hartford Group, Inc. has requested approval of a PUD amendment for property legally described as follows: Lot 1, Block 1, Plymouth Marketplace, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Hartford Group, Inc. for a PUD amendment to increase the building size from 36,300 square feet to 42,500 square feet and increase parking spaces from 98 to 105 spaces for the Plymouth Continuing Care Community in the Plymouth Marketplace PUD, subject to the following findings and conditions: I. The senior housing facility shall be constricted in accordance with all approved standards and conditions of the PUD general plan, except as amended by this resolution. A PUD amendment is granted to allow an increase in the building size from 36,300 square feet to 42,500 square feet and increase parking spaces from 98 to 105 spaces for the Plymouth Continuing Care Community, in accordance with the application and plans received by the City on March 16, 2001 and revisions received on April 4, 2001. 2. All lighting must comply with Section 21105.06 and 21475 of the Zoning Ordinance. Resolution 2001-224 (2001024) Page 2 3. All landscaping must comply with Section 21130.03 of the Zoning Ordinance. 4. The Fire Lane Variance is hereby approved in accordance with the conditions listed in the attached Fire Inspector's memo. 5. Standard Conditions: a. Compliance with the City Engineer's Memorandum. b. Removal of all hazardous trees from the property at the owner's expense. c. Prior to the issuance of the building permits, the Fire Division shall approve location and number of fire hydrants. d. Prior to the issuance of the building permits, the applicant shall submit fire flow data. e. Prior to the issuance of the building permits, park dedication fees shall be paid in cash fees in lieu of land dedication in accordance with the dedication policy in effect at the time of building permit issuance. f. Prior to the release or reduction of any site improvement bonds, compliance with the Ordinance is required regarding the location of fire hydrants, post indicator valve, fire department connection, fire lanes, and fire lane signage. g. Prior to the release or reduction of any site improvement bonds, an 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be submitted. ADOPTED by the City Council on June 12, 2001.
