HomeMy WebLinkAboutCity Council Resolution 2001-104CITY OF PLYMOUTH RESOLUTION 2001-104 APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED SOUTH OF OLD ROCKFORD ROAD AND WEST OF LARCH LANE/41sT AVENUE (20188) WHEREAS, Station 19 Architects, Inc., has requested reclassification of the zoning from FRD (Future Restricted Development) to RSF-1 (Single Family Detached 1) for roughly two acres of land land located south of Old Rockford Road and west of Larch Lane/4I" Avenue, legally described as follows: That part of the north 420.14 feet of the east 302.00 feet, as measured along the north and east lines, of the Northwest Quarter of the Southwest Quarter of Section 14, Township 118, Range 22, Hennepin County, Minnesota, lying south of the centerline of Old County Road 9 (Old Rockford Road), except for that area described as follows: Commencing at the intersection of the East line of the Northwest Quarter of the Southwest Quarter and the South line of Old Rockford Road, thence west 132 feet, thence south 197.5 feet, thence east 132 feet, thence north to the point of beginning, excluding roadways, and subject to easements, covenants, and restrictions of record, if any. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD (Future Restricted Development) to RSF-1 (Single Family Detached 1). NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD (Future Restricted Development) to RSF-1 (Single Family Detached 1) for roughly two acres of land located located south of Old Rockford Road and west of Larch Lane/4I" Avenue, based on the following findings: 1. The proposed rezoning is consistent with the City's Comprehensive Plan. Resolution 2001-104 (20188) Page 2 2. The proposed rezoning would allow installation of a parking lot for use by a religious institution, which is a use that is allowable in the RSF-I district upon issuance of a conditional use permit. 3. There is adequate infrastructure available to support the RSF-I zoning and parking lot proposed for this site. ADOPTED by the City Council on March 20, 2001.
