HomeMy WebLinkAboutCity Council Resolution 2001-051CITY OF PLYMOUTH RESOLUTION 2001-051 APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED AT 16225 OLD ROCKFORD ROAD (20 10-1) WHEREAS, GM Homes has requested reclassification of the zoning from FRD (Future Restricted Development) to RMF -2 (Multiple Family 2) for 4.4 acres of land located at 16225 Old Rockford Road, legally described as follows: That part of the east half of the northeast quarter of Section 17, Township 118, Range 22, described as follows: Beginning at a point on the west line thereof distant 16.6 feet south from the northwest corner of the southeast quarter of the northeast quarter of said Section 17, which point is the center line of State Highway No. 55, so-called, as the same is now laid out and constricted; thence south along the west line thereof a distance of 709.4 feet; thence east at right angles a distance of 330 feet (20 rods); thence at right angles north a distance of 543.2 feet, more or less, to the center line of said State Highway No. 55 (now County Road No. 9); thence northwesterly along the center line of said highway a distance of 369.65 feet, more or less, to the point of beginning; excepting however, therefrom that portion there of taken for highway purposes, according to the duly recorded plat thereof. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD (Future Restricted Development) to RMF -2 (Multiple Family 2). NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD (Future Restricted Development) to RMF -2 (Multiple Family 2) for 4.4 acres of land located at 16625 Old Rockford Road, based on the following findings: Resolution 2001-051 Page 2 of 2 1. The proposed rezoning is consistent with the LA -2 guidelines and criteria in the comprehensive plan. 2. The proposed development meets the standards of the RMF -2 (Multiple Family 2) zoning district. 3. The proposed RMF -2 zoning allows a development that meets the City's density goals specified in the LA -2 district. 4. There is adequate infrastructure available to support the RMF -2 zoning and the townhome development proposed for this site. 5. Although the developer's plan would not meet the City's affordable housing or housing density goals, it would provide opportunities for life -cycle housing to meet a need in the marketplace.
