HomeMy WebLinkAboutCity Council Resolution 2002-256CITY OF PLYMOUTH RESOLUTION 2002-256 APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED SOUTH OF 34TH AVENUE AND EAST OF PILGRIM LANE NORTH (2002012) WHEREAS, ZB Constriction, Inc. has requested reclassification of the zoning from RSF-2 (Single Family Detached 2) to RSF-4 (Single and Two Family) for the northern 5.11 acres of land located south of 34"' Avenue and east of Pilgrim Lane, legally described as follows: That part of the south half of the northeast quarter of Section 24, Township 118 North, Range 22 West, Hennepin County, Minnesota, described as follows: Commencing at the northeast corner of said south half of the northeast quarter; thence west along the north line of said south half of the northeast quarter to an intersection with the west line of the east 662.00 feet of said south half of the northeast quarter and the point of beginning of the property to be described; thence continuing west 739.78 feet along said north line; thence deflecting left 90 degrees 00 minutes 00 seconds a distance of 300 feet; thence deflecting left 90 degrees a distance of 740.70 feet to the intersection with said west line of the east 662.00 feet of said south half of the northeast quarter, thence north a distance of 300.00 feet along said west line to the point of beginning. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from RSF-2 (Single Family Detached 2) to RSF-4 (Single and Two Family). NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from RSF-2 (Single Family Detached 2) to RSF-4 (Single and Two Family) for the northern 5.11 acres of land located south of 34"' Avenue and east of Pilgrim Lane, based on the following findings: Resolution 2002-256 (2002012) Page 2 1. The proposed RSF-4 zoning classification is consistent with the Comprehensive Plan. 2. The area proposed to be rezoned would meet the standards for the RSF-4 (Single and Two Family) zoning district. 3. The proposed RSF-4 zoning classification would allow a development that complies with the life -cycle housing goals specified in the Housing Chapter of the Comprehensive Plan. 4. There would be adequate infrastructure available to support RSF-4 zoning and the development proposed for this site. ADOPTED by the City Council on May 28, 2002.
