RESOLUTION 2002-247
APPROVING FINAL PLAT FOR LAURENT BUILDERS, INC. FOR
"SILVERTHORNE 6TH ADDITION" FOR PROPERTY LOCATED NORTHWEST OF
QUANTICO LANE NORTH AND SCHMIDT LAKE ROAD (2002049-F)
WHEREAS, Laurent Builders, Inc. has requested approval of a final plat for
"Silverthorne 6th Addition" for the roughly 21,311 -square foot site legally described as
follows:
Outlot F, Silverthorne 4th Addition, according to the plat thereof on file and of
record in the Office of the County Recorder, Hennepin County, Minnesota. And,
All of the public road as dedicated in Outlot F, Silverthorne 4th Addition,
according to the plat thereof on file and of record in the Office of the County
Recorder, Hennepin County, Minnesota.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the
request by Laurent Builders, Inc. for a final plat for "Silverthorne 6th Addition"; and
FURTHER, that the following conditions be met prior to recording of, and related to said
plat:
1. This final plat approves the creation of one lot, in accordance with the plans and
application received by the City on April 23, 2002, except as amended by this
resolution.
2. Prior to filing the final plat, the developer shall pay the park dedication fees in lieu of
land dedication, pursuant to the Dedication Policy in effect at the time of recording
the final plat, for 1 unit.
3. No access shall be allowed to Schmidt Lake Road from the new parcel.

4. The structural setbacks shall be as required under the RSF-2 Zoning District. No
variances are granted or implied.
5. Standard Conditions:
a. No building permits shall be issued until the final plat is filed and recorded with
Hennepin County.
b. Removal of all hazardous trees from the property at the owner's expense.
c. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
d. The permit is subject to all applicable codes, regulations and ordinances, and
violations thereof shall be grounds for revocation.
