RESOLUTION 2002-156
APPROVING FINAL PLAT FOR ZB COMPANIES INC., FOR "TRENTON PONDS 3R'
ADDITION" FOR PROPERTY LOCATED NORTH OF 10TH AVENUE AND EAST OF
TRENTON CIRCLE (2001133)
WHEREAS, ZB Companies, Inc. has requested approval of a final plat for Trenton Ponds -1
Addition, a plat of one lot for a roughly 8,000 square foot office building on the 15.84 acre site
legally described as Outlot B, Trenton Ponds.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by ZB
Companies, Inc. for a final plat for Trenton Ponds -1 Addition, subject to the following
conditions being met prior to recording of said plat:
1. This final plat approves one lot for the site in accordance with the final plat plans received by
the City on March 27, 2002, except as amended by this Resolution.
2. Prior to recording the final plat, the developer shall pay the park dedication fees in lieu of land
dedication pursuant to the Dedication Ordinance in effect at the time of recording the final
plat.
3. Standard Conditions:
a. Compliance with the City Engineer's Memorandum.
b. Removal of all hazardous trees from the property at the owner's expense.
c. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new
strictures on sites adjacent to, or containing any open storm water drainage facility.
d. No building permits shall be issued until the final plat is filed and recorded with Hennepin
County.

e. An 8 1/2 x I I inch "As Built" Fire Protection Plan shall be submitted prior to the release
or reduction of any site improvement bonds per City Policy.
f. Compliance with the Ordinance regarding the number and location of fire hydrants, fire
lanes, and fire lane signs.
g. A pond maintenance agreement is required between the developer and the City for the
water quality pond.
h. The Developer shall hold the City and its officers, employees, and agents harmless from
claims made by itself and third parties for damages sustained or costs incurred resulting
from plat approval and development. The Developer shall indemnify the City and its
officers, employees, and agents for all costs, damages, or expenses which the City may pay
or incur in consequence of such claims, including attorneys' fees.
