HomeMy WebLinkAboutCity Council Resolution 2002-101CITY OF PLYMOUTH RESOLUTION 2002-101 APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED ROUGHLY 600 FEET EAST OF FERNBROOK LANE ON 46TH PLACE NORTH (2001107) WHEREAS, SVK Development, Inc. has requested reclassification of the zoning from FRD (Future Restricted Development) to RSF-4 (Single and Two Family) for the ten -acre site located roughly 600 feet east of Fernbrook Lane on 46d' Place North, legally described as follows: The east 10 acres of the north half of the southwest quarter of the southwest quarter of Section 10, Township 118 north, Range 22 west, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD (Future Restricted Development) to RSF-4 (Single and Two Family). NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD (Future Restricted Development) to RSF-4 (Single and Two Family) for the ten -acre site located roughly 600 feet east of Fernbrook Lane on 46d' Place North, based upon the following findings: 1. The proposed RSF-4 zoning classification is consistent with the Comprehensive Plan. 2. The applicable RSF-4 zoning district standards would be met. 3. The proposed RSF-4 zoning classification allows a development that complies with the City's density goals and life -cycle housing goals specified in the Housing Chapter of the Comprehensive Plan. Resolution 2002-101 (2001107) Page 2 4. There would be adequate infrastructure available to support RSF-4 zoning and the development proposed for this site.
