HomeMy WebLinkAboutCity Council Resolution 2003-429CITY OF PLYMOUTH RESOLUTION 2003-429 APPROVING FINDINGS OF FACT FOR THE REZONING OF PROPERTY LOCATED EAST OF HARBOR LANE NORTH AND NORTH OF CARLSON PARKWAY NORTH (2003087) WHEREAS, Wilson Management has requested reclassification of the zoning from RSF-1 (Single -Family 1) to RSF-2 (Single Family 2) for 2.03 acres of land located east of Harbor Lane and north of Carlson Parkway North, legally described as follows: Southerly 63.5 feet of the Southerly 127 feet of the Northerly 274 feet of Lot 17, Block 1, "Glen Grove Acres, Hennepin County, MN", according to the plat thereof on file or of record in the office of the Register of Deeds in and for said Hennepin County. Par 1: Northerly 147 feet of Lot 17, Block 1, "Glen Grove Acres Hennepin County, MN" Par 2: Northerly 63.5 feet of the Southerly 127 feet of the Northerly 274 feet of Lot 17, Block 1, "Glen Grove Acres Hennepin County, MN". WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from RSF-1 (Single -Family 1) to RSF-2 (Single Family 2); NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from RSF-1 (Single -Family 1) to RSF-2 (Single Family 2) for 2.03 acres of land located located east of Harbor Lane and north of Carlson Parkway North, based on the following findings: Resolution 2003-429 Findings of Fact (2003087) Page 2 1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and plans. 2. The proposed development meets lot area and dimension requirements of the RSF-2 zoning district. 3. The proposed RSF-2 zoning allows a development that meets the City's density goal specified in the City's land use plan. 4. The proposed zoning would be consistent with the existing zoning to the north. 5. There would be adequate infrastructure available to support the RSF-2 zoning and the single- family development proposed for this site. ADOPTED by the City Council on October 14, 2003.
