RESOLUTION 2003-421
APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED AT 3950
COUNTY ROAD 101 (2003002)
WHEREAS, Family Hope Services has requested reclassification of the zoning from RMF -2
(Multiple Family 2) to P -I (Public/Institutional) for the roughly 0.7 -acre parcel located at 3950
County Road 101, legally described as follows:
That part of the North half of the Northeast quarter of Southeast quarter of Section
18, Township 118, Range 22, Hennepin County, Minnesota, described as follows:
Commencing at the Southwest corner of the North half of Northeast quarter of
Southeast Quarter of Section 18, Township 118, Range 22; thence East on the South
line of said North half of Northeast quarter of Southeast quarter of Section 18,
Township 118, Range 22 distant 193.6 feet; thence North and parallel with the West
line of said North half of Northeast quarter of Southeast quarter of said section distant
225 feet; thence West and parallel with the said South line distant 193.6 feet to said
West line; thence South on said West line distant 225 feet to the place of beginning.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected property from
RMF -2 (Multiple Family 2) to P -I (Public/Institutional).
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from RMF -2 (Multiple Family 2) to P -I (Public/Institutional) for the
roughly 0.7 -acre parcel located at 3950 County Road 101, based on the following findings:
1. The P -I zoning classification is the corresponding zoning district for P -I guided sites.
2. The proposal would meet or exceed the standards specified by the P -I zoning district.

3. Adequate infrastructure is available to support P -I zoning and the development proposed
for this site.
