RESOLUTION 2003-341
APPROVING SITE PLAN AMENDMENT FOR ARNESEN AND HERBERT FOR A
DENTAL CLINIC LOCATED AT 1525 COUNTY ROAD 101. (2003083)
WHEREAS, Arnesen and Herbert Dental Clinic has requested approval of a site plan amendment
for property legally described as:
Lot 1 Block 1, Oakwood Manor 2nd Addition; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Arnesen
and Herbert for a site plan amendment for a dental clinic located at 1525 County Road 101,
subject to the following conditions:
1. A site plan amendment is approved to allow site modifications for a dental clinic at 1525
County Road 101, in accordance with the plans received by the City on July 17, 2003, except
as amended by this resolution.
2. Prior to issuance of building permit, the applicant shall provide a financial guarantee and Site
Improvement Performance Agreement for all site improvements.
3. Prior to issuance of building permit, the applicant shall submit revised plans showing that a
45—foot inside turning radius can be met for the access on Merrimac Lane.
4. A sign permit is required for all signage.

5. All roof -top mechanical equipment shall be screened to meet the requirements of Section
21130.45 of the Zoning Ordinance.
6. All trash and recyclables shall be stored within the building.
7. Compliance with the City Engineer's Memorandum.
8. This approval shall expire one year after the date of approval, unless the property owner or
applicant has substantially started construction of the project, or unless the landowner or
applicant has received prior approval from the City to extend the expiration date for up to one
additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
