LAND USE GUIDE PteAMENDMENT MOTION CARKED Chairman Steigerwald stated his concern regarding the build- ing layout appearing to -be "boxes, In a ro t-,, could there be a more creative la outs Mri, Alexander Ritter stated this buldang layout provides the best in open space, while main- taining the density. Chairman Ste.igerwald left the meeting at 9.00 P.M. Mr,, Ritter explained further that the roadway design and site layout maintains the optimum open 'space; he pointed this -out on the General, Development Plan. Commissioner Plufka stated the Commission and Council have, always stressed the importance of retaining the natural land features and amenities for development throughout the City. Mr. Ritter stated that the wetland and pond is, a very , sig- nificant feature of this property; however, the trees area not mature, hardwood trees, they are basically 11scrubwood".' He noted that: the Land area for Phase Il had very little vegetation,; He stated they will be planting trees; and that: the Sathre-Bergqutst design' provides retention of mature trees between the units. Commissioner Zylla inqulred about the be.-ming. Mr.. Ritter' pointed out the area for. berming on the graphic. Elevations- were discussed.
