to approve the October 9, 1985 Minutes as submitted.

to the conditions in the October 91 1955 staff report.

conn stated the application does not include < any changes
regarding signage.

MOTION by Commissioner Ure, seconded by Commissioner pauba MOTIOU TO APPROVE
to recommend approval for the Conditzond Use- permit and
Variance for Ben Stroh, Superio4r Ford, Inc.,. subject to. the
conditions as stated to the October 81 1985 staff report.

Chairman Steigerwald introduced Bruce Anderson' re preseatinq
the petitioner. irk Anderson had no questions, or comments.
Connissioner Plufka noted that the variance requested is
very modest, however$ because the Commission must base their
recommendation on the six variance criteria he would like an
explanation as to why this variance is requested.
14r. Anderson stated that the Site pian used calculated

the north and south boundaries angled In toward each other
and it wasn't noticed until they actually lard the building
out on the ,site and started construction that they would be
short the footacle needed for the parking spaces on the south
side of the building
Commissioner Pauba inquired if this building meets the Ord-
inance parking standards. Coordinator_ ieConn explained that
approval of the site plan included shared parking and drive
areas with an adjoining buildingr Ordinance required parking
is provided.

the building and the parking for people to pass through and
eater the building*

Commissioner Plufka stated that in: his opinion the variance
criteria are not met in that the oriter is would riot cover an
error thct, Is rude once approval is granted; and, through
this is a modest regdest, he does, ° riot agree that you build
first and subsequently request the 'variances.
lir. Anderson explained they explored all alternatives acid
this was the best solution to their problem.
Coordin for ReCorin reminded the Commission that ori ina ly
this plan was reviewed as the "Alpine Office Building" where
a significant number of variances were requested. The pres-
ent application was reviewed with firer variance requests.
Commissioner Wire noted that it did not seer the error was

in light of their reducing the number of variances from the

OTHER MSINESS
Chairman Stoigerwa.ld requested that Coordinator McConn dis-
cuss the Public Forum to ` be held at 705 P.M. at the No\ em-
ber 6t 1985 meeting, She stated there were persons inter-
ested in attending this Forum to discuss a potential devel-
opment on Lancaster Lane. These people are Interested in
developing ,housing, for the elderly. They had discussed
their plans informally with Staff L however after reviewing
Che City of Plymouth Ordinance they felt the Ordinance
standards for density calculation are not generous enough
relative to housing for the elderly. They fees this, type
housing is specialized and are proposinq to submit an appli-
cation

meet with the Commission at the Forum to request your input
as to what type of information Would he needed for an appli-

Agenda Packet, a summary memorandum would be prevared
identifying what information they want to revieve With this
application, ands proposers will prepare a .letter for Com-
mission review explaining their reasons for the request.

depth by the Commission and that a Public Hearing and
Council action is required* However, , they are ;hesitant t
come in with a formal application, for an Amendment to the
Zoning ordinance until. it has been Identified and clarified
what type of Information needed for 'that review.
