The third item on the agenda was a discussion of Ordinance CROM COV

City Council recently asked that the Planning Commission
consider the. ground coverage requirements of the Ordinance,
particularly, with respect to the impact upon constructing
accessory structures such as decks on residential lots.
Planning Director ir ter suggested that perhaps the oalcu-
lation of ground coverage could either exclude such struc-
tures,,,

tures or the area of such structures could be calculated at
a reduced ratio, such as 50 of primary structures. He
explained, that the recent concerns about this issue have
come from hullddrs on parcels in Planned Unit Developments

ultimate builder is not the original developer,, r part o

Chairman Mara s y and Commissioner PIufka cited, examples of
recent variance requests, where ho eowers were seeking
approval for decks and patio areas for their noy homes, and
the decks and accessory areas ;encroached into the, establish-
ed yard setbaoks. Building Official Kl.eintec noted that
often the original builder will provide for such attach -
m nts, taut will not construct them, ire., by Installing
gglass patio doors on one, side of the hoose.

of increased impervious surfaces on the li y's storm: drain -
a e system. He stated thak: it was not clear whether this
would he oritical, but that the storm drainage studies done
by the City's engineers were teased upon adopted policies and
standards, including the 20% ground coverage requirement in
the Residential ` Districts..,
