Staff stated that the area to be final platted is located
south f County Road 9 In Section 14. The pet 1'ttotter p, o- pos s tO filrial plat area "F-31t of the approved PU Plan and
has submitted site pari detarls for phase i (Lot 1) Block
1). Staff explained that the petitioner has agreed to plat
the right, of-way for 41st Averive North with the 111*41'sSio t
Oaks First Addition" F n4j Plat. Staff identified that the
prOp€tsal involved a variance request from the Ordinance re-
quiremertts for garages. The petitioner proposes to provide
eltctr.lo plug-iris at the parking spaces avid additional, stor-
age space in-.lieu of the required garages.

Chairwoman 4 aslllou inquired if the City has encountered any
storage problems In the exist*ng developments where arage
variances were approved. Staff stated that no problems
been encountered date, ;arid revfiewed the °terms of approval
for the two developments.
Commissioner 'dire confirmed that those developments involved
housiI ng for low to 'moderate income persons. Commissioner
Pauba ,lrreluired if this request, was addressed in the recom-
mendedended ccanditlons of approval. Staff explained that Con-
dition, No. 19 provided an area for the Commission to list
the approved variances. Staff recommends that 4 minimum of
50 sq. ft. of storage space as required With the previous
appl%oattons be provided. Further, staff explained that the
pr vlsA'Ons allow for design flexibility with respect to
setback requirements.. However, the provisions state that
parking and garage requirement.; shall be provided as est ab-
l.ished irr the Zoning Ordinance. _ Therefore, there* Is a
variance from the garage requirements.

rental rather than owner occupied units. Also, Mr. Thompson
expressed concerti about traffic e rculat*0n, indicating that
it ' was anticipated access would be provided to County Rood
Chdirwoma'A Vasiliou inquired how mane households had the
same concerns. Mr. Thompson indicated there are 50 house-
holds In the development and he reviewed that in November,
1981, the Homeowners Association met with Mission partners
to review all anticipated developmentent plan . The purr was
substantially in compliance with previous approvals, how -
over,, the Homeowners Association was subsequently informed
by Mission Parti,jers that firrarroing was ot aval.lable, there-
fore, this project would not oommence. At than time
Mission Partners lr di gated they would _ : work with the
neighborhood for conformity grid compatibility of develop_
merit. Assurance was -iven that a berm would be provided for
buffering purposes.

Chaarwor-dn Vasillou recognized Mr. Richard Zejdlik,
pet.:l.t,lo;Ewer and Mission Partner. Mr* Zejdlik stated the net

tabted and informed that a meeting had been scheduled for a

Mr. ZeJdlik stated the proposal is in compliance with the
approved: RPUD Plan and that the developers would not propose
a project which would jeopardize the remal.ninq area to
develop as otcl. Q of the total dwelling units are
completed to date.

Commissioner wire offered suggestions arta direction for
further information. Spocificallyl, he stated he would not
