but the recommOndation is to complete the; required landscape im.

Cormaissioner Nire asked ahr..ut the two loading docks shown in
front of the buildings. Mr. Kennedy stated this was necessary
because of the large barer that precludes put"ing the loading
docks at the back of the building. Commissioner Wire asked Mr.
Kennedy, to paint out exactly where the loading docks will be
constructed-, Mr. Kennedpointed th tEr out on the overhead graphic,,
noting the landscaping in the front yard area.
Commissioner pauha stated his concern relative to the request
for a'parking variance and the single—purpose use for this situ
n that the City could be faced with a future buyer seeking
r( -lief front this plan as approved.
Mr. Konnedy stated that Carlson Companies .owns other buildings
in the industrial park so that facilities with adequateparking for users
who expand or grow are available; however, he doesn't feel that it is
going to be a problem here because of the typical t nant ghee would ho*

as the use for the proposed building, Mr. Kennedy, stated this
could be deers,, however,he feels ;the proposed appropriate covenants that
advise future buyers of the parking deficiency are more appropriate,
He stated manufacturing uses were not likely.
Commissioner Wre stated his main concern relative to the parkins
deficiency is that when the Commission recomi,,iended recent variances
from the parking requirements,, the buildings had a unique single;
