Chairwoman Vasiltiou opened the Public hearing.
Mr. Bogen Emn. of 9905 41st Avenue Norttt,, who is representing
xdd e ilo e wners stated they want to learn more about
the project, and get specifics so they may react logically with
their concerns dur4RS its progression. Their interest is to see
more integrated development of these parcels, they want to
know if there is acoordination of projects to shoe the effect,
of development of all parcels in thisarea together.
They don' wan "ode podge, piecemeal" development. It i
their desir6 to have a neighborhood shopping center,, but they
den' war a "strip" like there is along Hi h ay 12 in Golden
Valley and like that in Crystal. They ark concerned about the
nwnb r of res a°grants. Their main concerns are with tral-fic and
the conl;estion it will take to keep these types of businesses
going= This is a natural "gateway" o Plymouth which could
impress those who cone into Plymouth by providing them with the
site of a good `hooking shopping ;center. Regarding the concern
over development intensity., he noted he construction of County
Road 18 r o ed mph lard that could have provided buffering.
Chairwoman Vasiliou responded, stating the City could not re-
quire all, area owners to develop together; the gateway concept
s addressed in the City Plans, bort specific developments may
not always be of tete type found at,.other Orr.ilar entry points
o the City; strip developments are not encouraged; and Cit,
plans and ordinances contemplatetraffic generation and road
capacities for various zoningdistricts.
Mr. Eggert advised the Commission that the neighborhood i 1 l
