ORDINANCE NO. 98-26
AN ORDINANCE AMENDING CHAPTER 21 OF THE CITY CODE TO CLASSIFY
CERTAIN LANDS LOCATED NORTH OF MEDINA ROAD, EAST OF CO. RD. 101,
AND SOUTH OF HIGHWAY 55 AS PUD (PLANNED UNIT DEVELOPMENT)

Section 1. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota is hereby amended by changing the classification on the City of
Plymouth Zoning Map from FRD (Future Restricted Development) and P/I
(Public/Institutional) to PUD (Planned Unit Development) with respect to the hereinafter
described property:

The West Half of the South Half of the Northeast Quarter of the Southeast Quarter of
Section 18, Township 118, Range 22, Hennepin County, Minnesota. Subject to roads and
easements of record if any.
Except
The north 380 feet of the east 320 feet of the Southwest Quarter of the Northeast
Quarter of the Southeast Quarter of Section 18, Township 118, Range 22,
Hennepin County, Minnesota.
and also excepting
That part of the north 50 feet of the Southwest Quarter of the Northeast Quarter of
the Southeast Quarter of Section 18, Township 118, Range 22, Hennepin County,
Minnesota, lying west of the east 320 feet of said Southwest Quarter of Northeast
Quarter of Southeast Quarter.
That part of the Southeast Quarter of the Southeast Quarter of Section 18, township 118,
Range 22, Hennepin County, Minnesota, lying north of the following described line:
Beginning at the southeast corner of said Southeast Quarter of the Southeast Quarter;
thence west along the south line of said Southeast Quarter of the Southeast Quarter, a
distance of 372.36 feet; thence along a tangential curve to the right having a radius of 410
feet and a central angle of 46 degrees 27 minutes, a distance of 332.39 feet; thence
northwesterly tangent to said curve, a distance of 369.74 feet; thence along a tangential

curve to the left having a radius of 1400.00 feet and a central angle of 09 degrees 47
minutes, a distance of 239.05 feet; thence northwesterly tangent to last said curve to the
west line of said Southeast Quarter of the Southeast Quarter and there ending; Except
that part thereof described as follows: Commencing at a point on the west line of said
Southeast Quarter of the Southeast Quarter at the intersection of the north boundary line
of County Road No. 48 as now laid out; thence southeasterly along the north boundary
line of said road to a point which is 136 feet east of said west line of said Southeast
Quarter of the Southeast Quarter; thence north and parallel with said west line of said
Southeast Quarter of the Southeast Quarter, a distance of 247.5 feet; thence west and
parallel with the north boundary of said Southeast Quarter of the Southeast Quarter to the
west line of said Southeast Quarter of the Southeast Quarter; thence south along said west
line to the point of beginning. Subject to roads and easements of record if any.
That part of the Southeast Quarter of the Southeast Quarter of Section 18, Township 118,
Range 22, Hennepin County, Minnesota, described as follows: Commencing on the west
line of said Southeast Quarter of the Southeast Quarter, at its intersection with the north
line of County Road 48 (now Median Road); thence southeasterly along said road line to
a point 136 feet east from the west line of the Southeast Quarter of the Southeast Quarter;
thence north, a distance of 247.5 feet; thence west to the west line of the Southeast
Quarter of the Southeast Quarter; thence south to the point of beginning:
Except the west 60 feet of the above described parcel as measured from the
centerline of Hennepin County State Aid Highway No. 101:
And Except that part of the above described property lying southerly of the
following described line; Commencing at the southeast corner of the Southeast
Quarter of the Southeast Quarter; thence north on the east line of said Southeast
Quarter of the Southeast Quarter a distance of 23.17 feet, more or less, to the point
of inter section with a line lying 7.00 feet north of and parallel to the north line of
the Median Road; thence deflect left 79 degrees 24 minutes 24 seconds to the
tangent of a circular curve; thence northwesterly parallel to the aforesaid Medina
Road along said circular curve concave to the southwest having a radius of 830.30
feet and a central angle of 11 degrees 33, minutes, 22 seconds, a distance of
167.47 feet, to the point of tangency of said curve; thence west parallel to the
aforesaid Median Road along the tangent to the last described circular curve, a
distance of 79.46 feet; thence northwesterly along a circular curve tangent to the
last described line concave to the northeast, having a radius of 645.00 feet and a
central angle of 46 degrees 30 minutes 50 seconds, a distance of 523.62 feet to a
point; thence deflect right 03 degrees 31 minutes 21 seconds from the tangent to
the last described curve at said point, a distance of 292.48 feet; thence deflect left
O1 degrees 54 minutes 33 seconds, a distance of 251.57 feet; thence northwesterly
along a circular curve tangent to the last described line concave to the southwest,
having a radius of 380.00 feet and a central angle of 18 degrees 41 minutes 53
seconds, a distance of 124.01 feet, more or less, to a point 136 feet east of the

beginning; thence continue northwesterly along the last described circular curve,
having a radius of 380.00 feet and a central angle of 08 degrees 43 minutes 39
seconds, a distance of 57.88 feet to the point of tangency of said curve; thence
northwesterly along the tangent to the last described circular curve, a distance of
88.67 feet, more or less, to the west line of the Southeast Quarter of the Southeast
Quarter and there terminating.
The East Half of the South Half of the Northeast Quarter of the Southeast Quarter of
Section 18, Township 118, Range 22, Hennepin County, Minnesota.
That part of the South Half of the Northwest Quarter of the Southwest Quarter together
with that part of the Southwest Quarter of the Southwest Quarter all in Section 17,
Township 118, Range 22, Hennepin County, Minnesota, which lies southwesterly of the
southwesterly right-of-way line of State Highway No. 55 and which lies northerly of a
line described as commencing at the northwest corner of said Southwest Quarter of the
Southwest Quarter; thence on an assumed bearing of South 0 degrees 26 minutes 16
seconds East along the west line thereof 739.13 feet to the point of beginning of the line
to be described; thence North 53 degrees 29 minutes 37 seconds East 724.56 feet; thence
North 87 degrees 35 minutes 15 seconds East 371.03 feet; thence North 44 degrees 55
minutes 13 seconds East 207.85 feet to said southwesterly right-of-way said line there
terminating.
Parcel B
That part of the Southwest Quarter of the Southwest Quarter of Section 17, Township
118, Range 22, Hennepin County, Minnesota, which lies north of the south 344.3 feet
thereof and which lies southerly of a line described as commencing at the northwest
corner of said Southwest Quarter of the Southwest Quarter; thence on an assumed bearing
of South 0 degrees 26 minutes 16 seconds East along the west line thereof 739.13 feet to
the point of beginning of the line to be described; thence North 53 degrees 29 minutes 37
seconds East 724.56 feet; thence North 87 degrees 35 minutes 15 seconds East 371.03
feet; thence North 44 degrees 55 minutes 13 seconds East 207.85 feet to the
southwesterly right-of-way line of State Highway No. 55; thence South 46 degrees 25
minutes 32 seconds East along said Southwesterly right-of-way line304.76 feet to the east
line of said Southwest Quarter of the Southwest Quarter and said line there terminating.
Parcel C
That part of the North Half of the Northeast Quarter of the Southeast Quarter of Section
18, Township 118, Range 22, Hennepin County, Minnesota, which lies southwesterly of
the Southwesterly right-of-way line of State Highway No. 55 and which lies easterly of a
line described as beginning at the southeast corner of the west 723.6 feet of said North
Half of the Northeast Quarter of the Southeast Quarter; thence on an assumed bearing of

North 0 degrees 41 minutes 56 seconds West along the east line of said west 723.6 feet, a
distance of 397.51 feet to the northeast corner of the south 397.5 feet of said west 723.6
feet of the North Half of the Northeast Quarter of the Southeast Quarter; thence North 43
degrees 34 minutes 28 seconds East 320.75 feet to said Southwesterly right-of-way line
and said line there terminating.
Parcel D
That part of the South Half of the Northwest Quarter of the Southwest Quarter and the
Southwest Quarter of the Southwest Quarter of Section 17, Township 118, Range 22,
Hennepin County, Minnesota, lying Northeasterly of a line drawn parallel with and 150
feet Northeasterly, measured at right angles, from a line described as follows:
Commencing at the Northwest corner of said Southwest Quarter of Section 17; thence
south along the West line of said Southwest Quarter, a distance of 284.6 feet to the point
of beginning of the line being described; thence deflecting left 45 degrees 59 minutes, a
distance of 2000 feet, and there ending.
Section 2. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota is hereby amended to add Section 21655.**—Cornerstone
Commons PUD, as follows:
21655.** Cornerstone Commons PUD
Subd. 1. Legal Description. The PUD is legally described as Insert Legal
Description.
Subd. 2: Incorporated herein by reference are the Cornerstone Commons
PUD plans received by the City on July 1, 1998, except as amended by City Council
Resolution 98-, on file in the Office of the Zoning Administrator under File 98094.
Subd. 3. Allowable Uses. The allowable uses allowed in the PUD are
multi -family housing units consist with the City's Comprehensive Plan, along with the
following accessory uses:
(a) Keeping of animals subject to Section 21170 of the Chapter.
(b) Home occupations and home offices as regulated by Section 21145 of
this Chapter.
(c) Play and recreational facilities, only accessory to an existing principal
permitted use on the same lot and which are operated for the enjoyment and
convenience of the residents of the principal use and their occasional guests,
except as otherwise permitted.

(d) Radio and television receiving antennas including single satellite dish
TVROs one (1) meter or less in diameter, short-wave radio dispatching antennas,
or those necessary for the operation of household electronic equipment including
radio receivers, federal licensed amateur radio stations and television receivers, as
regulated by Section 21175 of this Chapter.
(e) Administrative offices and common areas for accessory services,
activities, and the retail sale of goods and services to the residents and guests of the
residential development.
Subd. 4: Development Standards. Minimum development standards shall
be as indicated on the approved PUD General Plan Amendment.
Section 3. Effective Date. This amendment shall take effect upon its passage and
publication.
