ORDINANCE NO. 98-9
AN ORDINANCE AMENDING CHAPTER 21 OF THE CITY CODE TO AMEND
RPUD 95-5 FOR PROPERTY LOCATED NORTH OF OLD ROCKFORD ROAD,
SOUTH OF THE SOO LINE RAILWAY, EAST OF PEONY LANE, AND WEST OF
HOLLY LANE (98003)
THE CITY OF PLYMOUTH ORDAINS:
Section 1. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota, adopted December 18, 1996 as amended, is hereby amended to add
Section 21655.19, as follows:
21655.19 PUD 95-5 (PLUM TREE EAST): AMENDMENT TO THE PLUM
TREE EAST PUD:
Subd. 1. Legal Description. The property affected by the PUD Amendment
is legally described as follows, with the exception of that portion of the following which
has already received final plat approval as the Plum Tree East (1S) Addition:
PARCEL A
North one-half of the southwest one-quarter of southwest one-quarter of Section 8,
Township 118, Range 22, according to the duly recorded map or plat thereof,
Hennepin County, Minnesota.
PARCEL B
South one-half of southeast one-quarter of southwest one-quarter of Section 8,
Township 118, Range 22, according to the duly recorded map of plat thereof,
Hennepin County, Minnesota.

The west 1029.55 feet of the northwest 1/a of the northwest 1/a of Section 17,
Township 118, Range 22, Hennepin County, Minnesota, lying north of the center
line of County Road No. 9.
PARCEL D
That part of the northeast 1/4 of the northeast 1/a of Section 18, Township 118 North,
Range 22 west of the 5th Principal Meridian, lying north of the center line of Country
Road No. 9 (also known as Rockford Road) and east of the west 545 feet thereof.
PARCEL E
The southeast 1/ of the southeast 1/a of Section 7, Township 118 North, Range 22
west of the 5h Principal Meridian EXCEPT the north 400 feet of the west 218 feet
thereof, and EXCEPT the south 430 feet of the west 545 feet thereof, Hennepin
County, Minnesota.
PARCEL F
That part of the northeast 1/ of the southeast 1/ of Section 7, Township 118, Range
22, lying south of the Soo Line Company's right of way, according to the map or plat
thereof on file and of record in the office of the Register of Deeds, Hennepin County,
Minnesota.
PARCEL G
The south 430 feet of the west 545 feet of the southeast 1/ of the southeast 1/ of
Section 7, Township 118, Range 22, Hennepin County, Minnesota.
Subd. 2. Incorporated herein by reference are the Plum Tree East plans
received by the City on January 30, 1998, except as amended by City Council Resolution
98-190, on file in the Office of the Zoning Administrator under File 98003.
Subd. 3. Allowable Uses. The amended portion of the PUD (excluding the
Plum Tree East Addition) allows development of 164 single family homes. The
permitted, accessory, conditional or interim uses allowed in this PUD shall be any
permitted, accessory, conditional or interim uses allowed in the RSF-1 (Single Family
Detached 1) district, subject to the same standards and restrictions of the RSF-1 district,
except as specified in Subd. 4 below.
Subd. 4. Development Standards. Minimum development standards shall
be as follows:
(a) Setback requirements:
(1) 25 -foot front yard setback
(2) 9 -foot side yard setback to living side

(3) 6 -foot side yard setback to garage side (regardless of living space
behind garage)
(4) 20 -foot rear setback
(5) 15 -foot side yard wetland setback
(6) 25 -foot rear yard wetland setback
(7) 50 -foot setback to Peony Lane
(8) 20 -foot setback to the Soo Line Railroad right-of-way
(b) Lot area and width standards shall be as indicated on the approved PUD
General Plan Amendment, as cited in Subd. 2 above.
Section 2. Effective Date. This Ordinance amendment shall be in full force and
effect immediately upon its passage.
