The Planning Commission reviewed the draft of the minutes of the February
25, 1970 Planning Commission Meeting, The following changes Caere

Planning Committee and a study be made of the area both
to the, east and west of Zachary Lane so a guide plana can be
established for the purpose of reviewing or considering
aaacding the land use plan. Thb existing comprehensive pian
shows the area as single family, low density. Since that
time a` -new high school has been planned on Zachary lane and
36th Avenue will be a state aid road. Adjacent land is to
be considered. For those reasons the area should be: reviewed
in teras of it -Is total long range land use said Commissioner
Pollock. Motion carried unanimous vote

to citizens Prier to a hearing. Engineer 11agen explained
the policy regarding legal notices.
Public hearing opened and qtr. WM. Dickey of Zata Properties Rr: REZONING
appeared with reference to his rezoning request of R_C to W11. DICKEY ..
1--1 for property generally located west of Perabrook Ave. ZATA PR.OPUTZP
approximately 1/4 mile sk(outh of highway #55. He displayed
his plot plait. Be indicated they had a request from a
manufacturer of .air hydraulics who erapl.cyes about 20 people
and wants to build a plant there. There were no opponents
present hence the Publie Fearing was closed.
Commissioner Chapman, asked if qtr.Dickey had checked out
the property, use and is there would be any odor from, this
firm. planner hergly said he felt the proposal would require
a request. The Commission said it would be better to consider
the rezoning .and site plan together.,,
MOTION was made by Commissioner Prekker, 2nd by Commissioner
roskin haat the rezoning request -Orad site plan be referred
to the planner. Mr. Dickey should it orl out all the details
with trim and come back to tete Planning Comi cion next month.

to rezone from k--1 to lr,-2, Lots 4 borough 10, Block 1, Plymouth pT.Y'iOUTH SQUARE

Why change the circle? Ire has learned to inquire about zoning

Duaina Varner, 17200 13th Ave. 11144, said he was V; e uevest

there will be more peo sle and it will change the completion
altogether. Ile said he would fight it all the way.
Mrs. Richard J. Claus, '17220 13th Ave. N., Lot 9, Plock; 2
said when we purchased their house froze Kickey Realty nothing
was sai.tr about the kind of homes now being proposed. The
area is an ideal area for family living and they do not
want it changed. It is a quiet street with fe%* residents and
their appeal is an emotional one, they want it left that way.
Ir. Dickey withdrew his proposal, Ve was interested in the
north property and handled the sale. IAB said he is sorry
it came out this gray.. Public hearing closed at 9:40 P.M.
MOTION was made by Commissioner Chapman, second by Commissioner
Prekker to recommend denial of the rezoning request~ inasmuch
aa the petitioner, ter. Dickey, withdrew his rezoning request.
Rotioa carried, unanimous vote.
Public hearing opened to consider the rezoning request: from RE: lZMONIRG
t-1 to R-4 for the Plymouth 1:11elghts site plan which was PLYMOUTH 14TS
continued from the last meeting. Drace Carlson, Foy Ylrkman, MIP
and Richard Cox of 1417 appeared regarding this request:.
The original site plait was displayed and proposed revisions

objections, This was also shown to residents in the area
at*:meetings held the two previous nights. Complete site
plan revisions are to be ready for presentation at the nett
Planning Commission meeting, February 25th.

Chapman that the public hearing be continued to February 25th

people against the plan and they had better come up with a

Commissioner Hat~ne.'r entertained •I motion to reverse the decision. made Re! Rollie
t the Planning Commission Meeting 'held on Felirauary 25, 1970 to Peterson
recommend rezoning of the Rol lia Peterson property -- said reversal Re orkira
of decision meaning that the rezoning should be denied, Commissioner

Discussion ensued and several of the Planning Coxamissi.on members
indicated that upon visiting the site of the proposed rezoning,
t: , felt that they had erred in recommending the rezoning : The
quo tion of the compliance of fir, Peterson with his earlier promisLis
to the Planning Comtaission to attempt to obtain. access from the
Site to County Road 6 was discussed at. length. Several of the
Commission members indicated a serious Concern for the crowding of
the proposed building on -the narrow site arae the serious problems

discussions held in front of the Planning Commission on the
