representing Washington Development Company appeared LNOTONN DDI. t. CQ.
With reference to a petitl.on to rezone from t-1 to R-3
property generally located north of 36th Avenue North
and 600 feet east, of Zachary bane. Their proposal concerns
a townhouse complex of 132 - 3 bedroom units, two stories
high) covering 19acres with 6.9 units per acre. There
vi.11 'be 209 adjacent parking spaces. and 159 off street
parking. Each townhouse treasures 700 sq. ft.. Mr.
Scbmidt explained the design of the units and expressed
their~ feel.trt s on the development.
A letter was received by the Co Fission from Dale Peterson, z

good plan but in the strong location. There Itave been R-4
areas toned but not yet developed adjacent to them. file feels

Rollie d'ohasoo, 3830 Trenton Ave., said he tahinksthe overall
qui,de plan for Plymouth is a good one and if it is follolred
and the homewoners .get what Is planned it will be a good
co w^unity. he hopes it will be resolved satisfactorily.
Dale Peterson asked the developed: what the effect on the
land will be to the ve8t, and if it Is not feasible; for single
homes. He hopes the Commission does not look at it from ,dust
an economic standpoint
Don Elkes, 1017 Vni.on Terrace Way, vants the area to vena`%n
single residential and pay his, taxes accordingly.
Harold Ruttet6erg, 3835 N, Saratoga, said the buildings off
County Road #18 are cdesigened as a buffer zone with apartments
townhouses and a commercial area Xow it is proposed that
a R-1 area be rezoned R-3. It is his understanding that the
area north of the lake is beir rezoned too.. Vas is malting

Milton Clemons, 12530 25th Ave.; X., asked, hots many apartments
there will be, how many people, and hoxT many children

Hr. Schmidt, speaking for the developer said he ca;xnot ,say how
natty will live in the proposed area. .'hey are f'amil'y type
units and most li:dcaly will have one point fraction child
per turti.t or about 150 children ,going to P281 schools.
Tax benefit can bo argued pro and con. They, will riot be
using public streets. The units ire rental units and, will
have no tax shelter. Units will be In the $300 and up rental
btacket,. As for transients, tLe longevity now runs about: 3
and c, fraction years, which i;, the trend for all of us.
Residential type f environnerr was hoped for through
design and careful analysis. This will ere one that will
blend in, not stand. out, In 30 Year$ this will still fits in
the neighborhood. The developer wi.l.l maintain the roads
which a portion of the gent receipts will colter As for what
