A regular meeting of the Planning Commission was called to order by
Chairman Egao at 8:00 p.m
Present Chmn. Egan, Commissioners Chapman., Rafner, and Prekker, H,edtke
Egnineer Hagen and Planner Bergly.

This group of men presented w: th drawings the request
o".: the petitioner whose intention is to rezone the are,,,
adjacent to playhouse to x -l. To provide a strip along
Mapledell about 3,00 feet wide into. park lana dedicatedto the
Village. The intent is that the entrance to the building
will be to the south or to the higher density type of dwelling.

so we would like to develop a little ridge and form a moun6

picture was shown of the south elevation of the building that is
proposed for the site, To its side would be the Mapledell area.
Cam. Chapman inquired as to the height of the building in relation
to the 'land and the adjacent land,. The reply was single story building
about 60 foot ;elevation: The proposed park will: be lower. There
will be a rise ,where the property makes a transition right in the
park area, There must be about a. 1:0 or 12 foot differential.

of this meeting uxitil yesterday as were most of Ais neighbors, He
would like to shelve this idea unt*il we get our thoughts together on
this.
John Spaeth, 2310 Mack Oaks Lame., I just -built a new $60,000.00 house.
He stated this 300 feet of buffer zone is a swainp. He .suggested that,
all the Commission would be doing would be to give the petitioner a
flat and other industrial zoning., Let them start the industry over
by Vicksburg. That 300 feet is not enough of a buffer. It is a nice
area: and we have so much industrial area now in Plymouth:

John Loth, 16531 -30th Avenue North. Where do you get yotkr information?
Claus Bekker. With Elite Carlson recently purchased 300 lots in
Mapledell for the purpose of erecting houses of $50,000.00 to *60,000,00.
That strip is not going to be a goad enough buffer and people will not
be coming in to buy.
Jim Spinner, 29th .;venue North. tale had checked with Village Hall
before purchasing his property and was told that the zoning was
rural recreational and that there was to be no change in`the 'foreseeable
future.. lie is definitely against it.
Jim Goodman, 26th Avenue North. Did not understand about the
notification statute concerning the 200 feet from the property,
Chrmn. Egan answered his questions and he then raised .a question
about the buffer and the time factor,
Claus Dekker'.; reit perplexed because he had sat in on 1.0 or 15
planning commission meetings and the Commission had turned down 1-1
zoning. He -encouraged his father --in-law to buy the lots with the idea
in view that it would remain residential, He definitelyfelt the
request should be denied.
Ronald Berg, 2610. Blaelc Oak Lane, I arra against it,
Chrmn. Egan explained the process by which hearings are held and what
happens after the public hearings are heli. Also about the relation
of this project to Mapledell. The Commission considers your homes
like they consider everyone elses.

Phillips Oil Co. on the piace of property next to their station.
The Phillips Co. in Minnea;i-alis has apprcved their purchasing
of this piece., The garages are set in the ground. The actual
roof of the garages are probably about 2 to 3 feet above ground
level. The entrances for the R-4 and the commercial are all off
Hwy. 101.
