ORDINANCE NO. 2002-06
AN ORDINANCE AMENDING CHAPTER 21 OF THE CITY CODE TO AMEND THE
RESERVE PUD LOCATED WEST OF I-494 AND NORTH OF THE CANADIAN PACIFIC
RAILROAD (2002001)
THE CITY OF PLYMOUTH ORDAINS:
Section 1. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota is hereby amended to add Section 21655.27—The Reserve PUD, with
respect to the hereinafter described property as follows:
Lot 8, Block 9, The Reserve
21655.27 The Reserve PUD
Subd. 1. Legal Description. The PUD is legally described as referenced in
Resolution 2000-564, on file in the Office of Zoning Administrator under File 20092.
Subd. 2: Incorporated herein by reference are The Reserve PUD plans received by
the City on September 28, 2000, except as amended by City Council Resolution 2000-564, on
file in the Office of the Zoning Administrator under File 20092; and The Reserve Apartments
plans received by the City on June 28 and August 14, 2001, except as amended by City Council
Resolution 2001-399, on file in the Office of the Zoning Administrator under File 2001070, and
The Reserve Apartments plans received by the City on January 10, 2002, except as amended by
City Council Resolution 2002-***, on file in the Office of the Zoning Administrator under File
2002001.
Subd. 3. Allowable Uses.
a. The uses allowed on Blocks 1-5, 7 and 8 (the single family detached homes) are any
permitted or accessory uses allowed in the RSF-3 (Single Family Detached 3) zoning
district.

b. The uses allowed on Blocks 6 and 9-13 (the townhomes) are any permitted or
accessory uses allowed in the RMF -1 (Multiple Family 1) zoning district.
c. The use allowed on Outlot G is an apartment complex and any accessory uses allowed
in the RMF -4 (Multiple Family 4) zoning district.
d. The use allowed on Outlot C is a City mini park and any accessory uses as permitted
in the RSF-3 (Single Family Detached 3) zoning district.
e. The use allowed on Outlot A is a City watertower and any accessory uses that are
incidental and customary to the permitted watertower.
f. Administrative offices and common areas for accessory services, activities, and the
retail sale of goods and services to the residents and guests of the residential development
shall be allowed as a permitted accessory use.
All of the uses listed above shall be considered "permitted" uses in the PUD, provided they
comply with the all development standards and conditions for such uses under the most
restrictive corresponding zoning district.
Subd. 4: Development Standards. Minimum development standards shall be as
indicated on the approved PUD General Plan and PUD Amendment.
Section 3. Effective Date. This amendment shall take effect upon its passage and
publication.
