Haffner SUh sect C0 REHE'SIVE PLO - SAN DESIOR STUDT ARS I was out of the city April 22 -and could not attend the Public Heari.ng. on the proposes revision of the Comprehensive Plan in the vicinity or 494 and. $5. Therefore, 1 could not bene -Pit from the thinking of others re- garding the proposed ebanges.. having some thought: of qv own I decided to share them with .you for What- ever they are. Worth. I have divided the map supplied, by Midwest Planners into seven areas, viz: I. North of Co. Rd. 9 2. North of 5, South of Co. Rd. 9 and, West of 494 3. North OP 55, South o;' Co. Rd. 0 and East of 4.94 4. South of 55, North of Co. Rd. 6 and West of It9k Sough of 55, 'North, o:' Co.. Rd. 6 and East of 494 6. South of Co. Rd. 6 and West of 494 7: South.. of Co, Rd. 6 and East of 49 Herp. are my comments . Area lz The Shopping Center at the intersection of 494 and Co. Rd. 9 seems unnecessary in light of the .)no proposed for Area 2 and the other shopping centers planned for Co. Rd. 9 and Co. Rd. 18 in Plymouth. This land could be us , -d for a better purpose x am sure. A shopping center at that location Would create serious traffic problems too Also 1 question Why "single family" is iadiKated for the area along 494 On the F7est Gid- . High or medium. density muld pro- vide a buffer for single family ho=QQ8, insulating them from., the heavily traffiched 494. At, they s,,,me time x question the need for "high Aensi ty" on the No. side of Co.. Rd. 9 between r W. Medicine Lake Rd and E. Medicine Lake Road, Mledim density fronting on Co.. Rd. 9with singlo family behind would ; eem more compatible with the area as it Baas developed .to date. Area 2, Z would pie: er to see the s ixi le fmi.l.y concept carried out to the east and south of the proposed Centxsl Park west of Fernbrook, except for the 11mited business area des:mated along Fernbrook. Ctherwiso the area lay -out seems reasonably well pl.cnned. t y, Area 3: T object to "hih density" develop<mnnt on the nortli est arm of McUciae sake just sati.til of tie Comglwnity Park. Actually this entire area: should be acquired for Park purposes. The smill rearing poria at the upper end of the tiny inlet is used to stocl Medic.lne Lake with :nor therns The surroundinv, area is a natural habitat for docks, blue herons, and pheasants. Part of the parr area sluittld, be davelopL,. a$ a nature walk and wild life arden. Also, I question whether fir. Benin, will think too kindly of High Density on the B. E. corner of Co. Rd. 9 and W. Medicine Lake Rd, or of the bridal -bike -hiking path through his premises. Finally, 'I question t4hether "high density" is necessary at the confIttence of V. Medinine bake Road and Xeniu a Lane. Other aspe^ts of the proposed layout seems reasonable, Area 4: The Light Industrial area gest of the new No. -So. Parkway and south of the service road fronting on Highway 55 should be con- sidered as a sight for a hospitgl, clinic, library,, post office, nate, and not developed light industrial,. If possible some means should be found to have the:vork house ante abandoned and free land owned by the City of Minneapolis returned to the village; if this i; impossible, then the city should be encouraged to develop their land into an 18 hole golf course for use by the public; and the Work mouse should be made to connect up to a sanitary sever at the earlieat possible date so that Parker's Lake can be restored. All other aspects of the pro osed plan seely, reasonable. Area : Okay as submitted Area .6. I dislike ;°high density" abutting single family residential. I would prefer ?Having town houses on the west side of Harbour Zane and high density along 494 in place of light' industrial. Area 7, 1 voul.d prefer to see Limited Yasiress east of Xen u u at the N.E. corner of Xenlu:m and: Co. Rd. 15, with medi.'a.m density to t),.= east of It .qnd bigrt density nc:,t'h of the denr:,uy reversal of the proposed high and, medimi dentit,,r at,ielop-wialz. Other aspects or the promsed plan set;m vet,"vo able. Y questioning sone of tie propo od zonings 'I .hope te) generate discussion at the P. C. and hopefully get; Vqe full. P.
