ORDINANCE NO. 2003-09
AN ORDINANCE AMENDING CHAPTER 21 (ZONING ORDINANCE) OF THE
CITY CODE TO CLASSIFY CERTAIN LANDS LOCATED AT 11255
HIGHWAY 55, AND TO ESTABLISH A PLANNED UNIT DEVELOPMENT
DISTRICT (2003015)
THE CITY OF PLYMOUTH ORDAINS:
Section 1. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota, adopted December 18, 1996 as amended, is hereby amended by
changing the classification on the City of Plymouth Zoning Map from C -2 (Neighborhood
Commercial) to PUD (Planned Unit Development) with respect to the hereinafter
described property:
PARCEL 1:
The easterly 100 feet; front and rear, of the following described land, to wit:
Commencing at the Southwest corner of the Southeast quarter of Northeast
quarter of Section 35, Township 118, Range 22, thence North along the West line
of said Southeast quarter of Northeast quarter said section a distance of 805 feet
thence East along a line parallel with south line of said Southeast quarter of
Northeast quarter a distance of 380.3 feet for a point of beginning; thence East
along continuation of last course 422.9 feet, thence Northeasterly along a line
which forms an angle of 81 degrees 49 minutes to the left a distance of 146.1 feet
to a point in the Southerly right of way of the County Road, thence Northwesterly
along said Southerly right of way line a distance of 360.8 feet, thence
Southwesterly 258.7 feet, more or less, to point of beginning.

Minnesota, Being registered land as is evidenced by Certificate of Title 831051.
Section 2. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota, adopted December 18, 1996 as amended, is hereby amended to add
Section 21655.32 — The Plymouth Shopping Center PUD, as follows:
21655.32 The Plymouth Shopping Center PUD
Subd. 1. Legal Description. This PUD is legally described as referenced in
Resolutions 2003 -188, on file in the Office of Zoning Administrator under File 2003015.
Subd. 2. Incorporated herein by reference are The Plymouth Shopping
Center PUD plans received by the City on February 19, 2003, except as amended by City
Council Resolution 2003 -188, on file in the Office of the Zoning Administrator under
File 2003015.
Subd. 3. Allowable Uses. The uses permitted in this PUD shall include any
permitted, accessory, conditional or interim uses allowed in the C -1 and C -2 districts,
except that any restaurant, religious institution, or trade or vocation school use shall
provide a parking analysis demonstrating that the required parking for the proposed and
existing uses can be provided in compliance with Section 21135.11 of the Zoning
Ordinance within the existing parking facilities. In addition, the following uses shall be
permitted in the PUD provided they do not exceed 7,500 square feet in building area on
an individual basis: 1) sale and restoration of antiques; 2) appliance and electronic stores;
3) music shops and sales; and 4) carpet, rugs and tile stores. All the uses listed above
shall be considered as "permitted" uses in the PUD, provided they comply with all the
development standards and conditions for such uses under the most restrictive
corresponding conventional zoning district.
Subd. 4. Development Standards. Minimum development standards shall
be as specified under the C -2 zoning district.
Section 4. Effective Date. This Ordinance shall be effective immediately upon
its passage.
