RESOLUTION No. 2013-003
A RESOLUTION APPROVING A PRELIMINARY PLAT AND FINAL PLAT FOR HAMPTON HILLS
INVESTMENT, LLC, FOR "HAMPTON HILLS SOUTH PLATEAU 3RD ADDITION" FOR
PROPERTY LOCATED AT 50TH PLACE AND JUNEAU LANE (2012093)
WHEREAS, Hampton Hills Investment, LLC, has requested approval of a preliminary
plat and final plat for 11 single-family lots on roughly three acres located in the south-central
portion of the former Hampton Hills golf course site; and
WHEREAS, the affected property is legally described as Outlot C, Hampton Hills South
Plateau; and
WHEREAS, the Planning Commission has reviewed said preliminary plat request at a
duly called public hearing and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request
by Hampton Hills Investment, LLC, for a preliminary plat and final plat for Hampton Hills South
Plateau -1 Addition, subject to the following conditions:
A preliminary plat and final plat is approved to allow an 11 -lot single-family subdivision, in
accordance with the plans received by the city on November 1, 2012, except as may be
amended by this resolution.
2. Prior to recording the final plat, the developer shall post a $3,000 refundable cash deposit
for the final placement of subdivision iron monuments. The refundable cash deposit will be
held by the city until the developer's land surveyor certifies that all irons have been set. In
addition, the certificate of survey must include a certification that all irons for a specific lot
have either been found or set prior to the issuance of a building permit for that lot.
The sidewalks along all streets shall be installed at the same time the streets are installed.
4. No trees shall be planted in the boulevard.
5. Prior to issuance of building permits, permanent wetland buffer monument signs shall be
installed pursuant to ordinance requirements.
6. Standard conditions:
a. No building permits shall be issued until the final plat is recorded with Hennepin County
and proof of recording is submitted to the city.

b. Development standards and setbacks shall comply with the RSF-3 zoning standards. No
variances are granted or implied.
c. Compliance with the city's tree preservation regulations.
d. Removal of all hazardous trees from the property at the owner's expense.
e. This approval shall expire two years after the date of approval, unless the property owner
or applicant has recorded the final plat, or unless the landowner or applicant has received
prior approval from the city to extend the expiration date for up to one additional year, as
regulated under Section 512 of city code.
