HomeMy WebLinkAboutCity Council Resolution 2012-299CITY OF PLYMOUTH RESOLUTION No. 2012-299 A RESOLUTION APPROVING A FINAL PLAT FOR "HAMPTON HILLS SOUTH PLATEAU 2ND ADDITION" FOR PROPERTY LOCATED SOUTH OF POMERLEAU LAKE (201 2078) WHEREAS, Hampton Hills Investment, LLC has requested approval of a final plat for seven new single-family lots on roughly 2.5 acres of land located in the southwest portion of the approved preliminary plat for Hampton Hills South Plateau; and WHEREAS, the property is legally described as Outlot D, Hampton Hills South Plateau, Hennepin County, Minnesota. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Hampton Hills Investment, LLC for a final plat for Hampton Hills South Plateau 2" a Addition, subject to the following conditions: The final plat for Hampton Hills South Plateau is approved in accordance with the plans received by the city on September 6, 2012, except as may be amended by this resolution. 2. Prior to recording the final plat, the developer shall post a $1,700 refundable cash deposit for the final placement of subdivision iron monuments. The refundable cash deposit will be held by the city until the developer's land surveyor certifies that all irons have been set. In addition, the certificate of survey must also include a certification that all irons for a specific lot have either been found or set prior to the issuance of a building permit for that lot. Prior to issuance of the building permit for Lot 1, Block 1, permanent wetland buffer monument signage shall be installed on that lot pursuant to ordinance requirements. 4. The homeowner's association documents shall address: a) responsibilities for maintenance and repair of wetland buffers, buffer monuments, developer -installed retaining walls, filtration basins, and sidewalks; b) prohibition on the clearing of vegetation from the wetland buffers; and c) responsibilities for retaining walls that cross or are adjacent to property lines. 5. Standard conditions: a. No building permits shall be issued until the final plat is recorded with Hennepin County and proof of recording is submitted to the city. b. Development standards and setbacks shall comply with the RSF-3 zoning standards. No variances are granted or implied. c. No trees shall be planted in the boulevard. This approval shall expire two years after the date of approval, unless the property owner or applicant has recorded the final plat, or unless the applicant, with the consent of the property owner, has received prior approval from the city to extend the expiration date for up to one additional year, as regulated under section 512 of city code.
