RESOLUTION No. 2015-020
A RESOLUTION APPROVING A CONDITIONAL USE PERMIT
TO ALLOW A SPORTS AND FITNESS CLUB IN THE 1-2 GENERAL INDUSTRIAL) ZONING
DISTRICT FOR PROPERTY LOCATED AT 181 CHESHIRE LANE NORTH (2014116)
WHEREAS, Pursuit Martial Arts Academy, LLC has requested approval of a conditional use permit
for the site located at 181 Cheshire Lane North, legally described as follows:
Lot 1, Block 1, Carlson Business Center North, Hennepin County, Minnesota.; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and
recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Pursuit Martial Arts
Academy, LLC for a conditional use permit to allow a sports and fitness club in the existing
office/warehouse building located at 181 Cheshire Lane North, subject to the following conditions:
1. The requested conditional use permit is approved to allow a sports and fitness club in the existing
office/warehouse building, in accordance with the application and plans received by the city on
November 25, 2014, except as amended by this resolution.
2. The requested conditional use permit is approved with the finding that the applicable conditional use
permit standards would be met.
3. Prior to occupancy in the tenant space of the existing building, the applicant must obtain separate
approval of a building permit.
4. Standard Conditions:
a. All parking shall be off-street in designated areas which comply with the zoning ordinance.
b. Any subsequent phases or expansions are subject to required reviews and approvals per
ordinance provisions.
c. The conditional use permit shall expire one year after the date of approval, unless the property
owner or applicant has started the project, or unless the applicant, with the consent of the
property owner, has received prior approval from the city to extend the expiration date for up to
one additional year, as regulated under section 21015.07 of the zoning ordinance.
