RESOLUTION No. 2015-012
A RESOLUTION ACCEPTING STREETS AND UTILITIES FOR CONTINUAL MAINTENANCE
FOR PARK NICOLLET PLYMOUTH ADDITION (2013028)
WHEREAS, in accordance with the development contract dated August 16, 2013, Park
Nicollet Clinic, developer of Park Nicollet Plymouth Addition, has agreed to install certain
improvements for said development; and
WHEREAS, the developer has completed a portion of the street, utility and site grading as
noted below; and
WHEREAS, the developer has requested a reduction of the required financial guarantee
to reflect the completed work.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA; that the financial guarantee requirements are reduced as follows:
That the required cash financial guarantee for the above items be reduced from $538,920 to $157,260.
A Declaration of Covenants was provided separately to cover $1,001,928 in private site improvements.
FURTHER BE IT RESOLVED that the financial guarantee requirements for the following items per
Section 8.1 of the approved Development Contract remain as follows:

FURTHER BE IT RESOLVED that the streets and utilities are accepted for continuous maintenance
as of January 13, 2015, subject to the two-year guarantee for utilities and one-year warranty for streets
by the Developer per the cash deposit.
