HomeMy WebLinkAboutCity Council Resolution 2015-009CITY OF PLYMOUTH RESOLUTION No. 2015-009 A RESOLUTION APPROVING PHASE I FINAL PLATTING FOR LAKEWEST DEVELOPMENT COMPANY, LLC FOR "FRETHAM 24TH ADDITION" FOR PROPERTY LOCATED AT 725 COTTONWOOD LANE (2014036-F) WHEREAS, Lakewest Development Company, LLC has requested approval of phase I final platting for land presently legally described as follows: The West 180 feet of the North 225 feet of the South 615 feet of the Southeast Quarter of the Northeast Quarter of Section 35, Township 118, Range 22, Hennepin County, Minnesota. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Lakewest Development Company, LLC for a final plat for Fretham 24th Addition, subject to the following conditions: 1. A final plat is approved for two single-family lots and one outlot in accordance with the plans received by the city on November 6, 2014, except as may be amended by this resolution. 2. Prior to commencement of grading operations, the developer shall install and request inspection of tree preservation fencing and silt fencing. 3. Prior to recording the final plat, the developer shall: a) Remove all existing structures from the site. Demolition permits are required for removal of existing structures over 120 square feet in size. b) Pay the required park dedication fee for two dwelling units. c) Post a refundable cash deposit for setting of iron monuments (property stakes). 4. Outlot A is not buildable on its own. 5. Standard Conditions: a. No building permits shall be issued until the final plat is filed and recorded with Hennepin County. b. Development standards and setbacks for this plat shall comply with the RSF-2 zoning standards. No variances are granted or implied. c. Any signage shall require separate permits and shall comply with the city's sign regulations. d. Separate building permits are required for retaining walls 48 inches in height or higher. Additionally, a fence shall be installed at the top of retaining walls that exceed four feet in height. e. Compliance with the city's tree preservation regulations. f. Removal of all hazardous trees at the owner's expense. g. No trees shall be planted in the boulevard. Res. 2015-009 File 2014036-F Page 2 This approval shall expire two years after the date of approval, unless the property owner or applicant has applied for final plat approval, or unless the applicant, with the consent of the landowner, has received prior approval from the city to extend the expiration date for up to one additional year, as regulated under section 512 of city code.
