HomeMy WebLinkAboutCity Council Resolution 2015-008CITY OF PLYMOUTH RESOLUTION NO. 2015-008 A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND LOCATED AT 617, 618, AND 725 COTTONWOOD LANE AND THE TAX -FORFEITED PARCEL LOCATED BETWEEN 617 AND 725 COTTONWOOD LANE (2014036-F) WHEREAS, Lakewest Development Company, LLC has requested reclassification of the zoning from RSF-1(single family detached 1) to RSF-2 (single family detached 2) for roughly 3.55 acres presently legally described as follows: The East 85 feet of the West 315 feet of the South 330.00 feet of the Southeast Quarter of the Northeast Quarter of Section 35, Township 118, Range 22, Hennepin County, Minnesota. And The West 180 feet of the North 225 feet of the South 615 feet of the Southeast Quarter of the Northeast Quarter of Section 35, Township 118, Range 22, Hennepin County, Minnesota. _�. The North 60 feet of the South 390 feet of the West 180 feet of the Southeast Quarter of the Northeast Quarter of Section 35, Township 118, Range 22, Hennepin County, Minnesota. And The West 230 feet of the South 330 feet of the Southeast Quarter of the Northeast Quarter of Section 35, Township 118, Range 22, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected property from RSF-1 to RSF-2. Resolution 2015-008 (2014036-F) Page 2 NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from RSF-1 to RSF-2 for roughly 3.55 acres located at 617, 618, and 725 Cottonwood Lane and the tax -forfeited parcel lying between 617 and 725 Cottonwood Lane (as presently legally described herein), based on the following findings: 1. The proposed density and single-family development would be consistent with the comprehensive plan and the LA -1 guiding of the site. 2. The requested RSF-2 zoning is consistent with the comprehensive plan and LA -1 guiding of the site. 3. The residential development and lot arrangement would comply with city standards. 4. Adequate infrastructure would be available to support RSF-2 zoning, as well as the residential redevelopment proposed for the site. 5. The requested rezoning would not result in or constitute a spot zone. ADOPTED by the Plymouth City Council on this 13th day of January, 2015. STATE OF MINNESOTA) COUNTY OF HENNEPIN) SS.
