ORDINANCE NO. 2009-17
AN ORDINANCE AMENDING CHAPTER 21 (ZONING ORDINANCE) OF THE CITY CODE TO
CLASSIFY CERTAIN LAND LOCATED AT THE NORTHEAST CORNER OF PEONY LANE AND
SCHMIDT LAKE ROAD (2009046)
THE CITY OF PLYMOUTH ORDAINS:
Section 1. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota, is hereby amended by changing the classification on the City of Plymouth
Zoning Map from FRD (future restricted development) to PUD (planned unit development) for
property described as follows:
That part of the East One Half of the Northeast Quarter (NE '/4) of Section 7, Township
118, Range 22, Hennepin County, Minnesota lying southerly of the following described
line:
Commencing at the southeast corner of the Northeast Quarter of said Section 7; thence
North 00 degrees 20 minutes 49 seconds East 508.30 feet to point of beginning of said
line; thence North 89 degrees 39 minutes 18 seconds West 98.51 feet; thence North 02
degrees 49 minutes 04 seconds West 57.31 feet; thence North 67 degrees 59 minutes 35
seconds West 147.98 feet; thence North 54 degrees 24 minutes 41 seconds West 107.61
feet; thence North 36 degrees 37 minutes 01 seconds West 117.24 feet; thence North 41
degrees 20 minutes 41 seconds West 89.53 feet; thence North 73 degrees 03 minutes 51
seconds West 89.29 feet; thence North 86 degrees 19 minutes 22 seconds West 91.66
feet; thence North 69 degrees 08 minutes 56 seconds West 74.52 feet; thence North 09

Section 2. Amendment of City Code. Chapter 21 of the City Code of the City of
Plymouth, Minnesota, adopted December 18, 1996 as amended, is hereby amended to add
Section 21655.48 — Elm Creek Highlands PUD, as follows:

Subd. 2. Incorporated herein by reference are the Elm Creek Highlands plans
received by the City on August 6, 14, and 20, 2009, except as may be amended by City Council
Resolution 2009-250, on file in the Office of the Zoning Administrator under File 2009046.
Subd. 3. Allowable Uses. The allowable uses are any permitted or accessory uses
allowed in the RSF-3 zoning district. These uses shall be considered "permitted" in the PUD,
provided they comply with all the development standards and conditions approved by City
Council Resolution 2009-250, on file in the Office of the Zoning Administrator under File
2009046.
Subd. 4. Development Standards. Development standards shall be as indicated on
the PUD general plan approved by City Council Resolution 2009-250, on file in the Office of the
Zoning Administrator under File 2009046.
Section 3. Effective Date. This amendment shall take effect immediately upon its
passage.
