HomeMy WebLinkAboutCity Council Resolution 2014-286CITY OF PLYMOUTH RESOLUTION No. 2014-286 A RESOLUTION APPROVING A CONDITIONAL USE PERMIT TO EXCEED 50 PERCENT OFFICE USE IN THE 1-2 GENERAL INDUSTRIAL) ZONING DISTRICT FOR PROPERTY LOCATED AT 14000 25TH AVENUE NORTH (2014074) WHEREAS, Colliers International has requested approval of a conditional use permit for the site located at 14000 25th Avenue North, legally described as follows: That part of the North One Quarter of the Northwest One Quarter of the Northwest One Quarter lying East of a line running parallel with the West line thereof from a point in the North line thereof a distance of 435 feet East from the Northwest corner thereof and lying West of U.S. Highway Number 494 excluding roads, Hennepin County, Minnesota; and WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Colliers International for a conditional use permit to exceed 50 percent office use in the existing office/warehouse building located at 14000 25th Avenue North, subject to the following conditions: 1. The requested conditional use permit is approved to allow up to 61 percent of the building to be used for office use, in accordance with the application and plans received by the city on July 25, 2014, except as amended by this resolution. 2. The requested conditional use permit is approved with the finding that the applicable conditional use permit standards would be met. 3. Prior to construction of tenant improvements in the building, the applicant must obtain separate approval of a building permit. 4. Standard Conditions: a. All parking shall be off-street in designated areas which comply with the zoning ordinance. b. Any subsequent phases or expansions are subject to required reviews and approvals per ordinance provisions. c. The conditional use permit shall expire one year after the date of approval, unless the property owner or applicant has started the project, or unless the applicant, with the consent of the property owner, has received prior approval from the city to extend the expiration date for up to one additional year, as regulated under section 21015.07 of the zoning ordinance.
