ORDINANCE NO. 2014-17
AN ORDINANCE AMENDING CHAPTER 21 (ZONING ORDINANCE) OF THE CITY CODE TO
CLASSIFY CERTAIN LAND LOCATED AT THE SOUTHEAST CORNER OF COUNTY ROAD 6
AND FERNDALE ROAD (201401 1)
THE CITY OF PLYMOUTH ORDAINS:
Section 1. Amendment of City Code. Chapter 21 of the city code of the City of
Plymouth, Minnesota, is hereby amended by changing the classification on the City of Plymouth
Zoning Map from RSF-4 (single and two-family) to PUD (planned unit development) for
property described as follows:
That part of government lot 6, section 30, township 118, range 22, lying westerly of the west line of Hunter's Bluff and
its northerly extension, which lies between the north line of the south 30 feet of said government lot 65 and a line
drawn easterly at an angle of 87 degrees 15 minutes, measured south to east from a point on the west line of said
government lot 6 distant 358.38 feet northerly from the southwest corner of said section 30. Subject to a highway
easement in favor of the County of Hennepin as shown on the plat of Hennepin County State Aid Highway no. 6, Plat 5
C.R. Doc No. 3844152; Subject to a highway easement in favor of the City of Plymouth for Ferndale Road over the
westerly 33 feet of above described land, as determined in Torrens Case No. 20250, Order Doc. No. 3557568.
Section 2. Amendment of Cites Chapter 21 of the city code of the City of
Plymouth, Minnesota, adopted December 18, 2006 as amended, is hereby amended to add
Section 21655.59 Ferndale Terrace PUD, as follows:

Subd. 1. Legal Description. This PUD is currently legally described as follows:

Subd. 2. Incorporated herein by reference are the Ferndale Terrace plans received
by the city on February 27 and April 14, 2014, except as may be amended by City Council
Resolution 2014-186, on file in the office of the zoning administrator under file 2014011.
Subd. 3. Allowable Uses. The allowable uses for all the lots are any permitted or
accessory uses allowed in the RSF-4 zoning district. These uses shall be considered "permitted"
in the PUD, provided they comply with all the development standards and conditions approved
by City Council Resolution 2014-186, on file in the office of the zoning administrator under file
2014011.

Subd. 4. Development Standards. Development standards shall be as indicated on
the PUD general plan approved by City Council Resolution 2014-186, on file in the office of the
zoning administrator under file 2014011.
Section 3. Effective Date. This amendment shall take effect immediately upon its
passage.
