HomeMy WebLinkAboutCity Council Resolution 2014-181CITY OF PLYMOUTH RESOLUTION No. 2014-181 A RESOLUTION APPROVING A SITE PLAN AMENDMENT FOR ALLIANT ENGINEERING AT BASS LAKE HILLS TOWNHOMES LOCATED AT 5850 TEAKWOOD LANE NORTH (2014026) WHEREAS, Alliant Engineering, Inc. on behalf of CSM Corporation, has requested approval of a site plan amendment for a community building and related site alterations at the Bass Lake Hills townhome development located at 5850 Teakwood Lane North; and WHEREAS, the subject property is legally described as Lot 1, Block 1, Bass Lake Hills, Hennepin County, Minnesota; and WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for a site plan amendment for a community building and related site alterations at 5850 Teakwood Lane North, subject to the following conditions and findings: 1. A site plan amendment is approved to allow the construction of a roughly 4,200 square foot community building addition and related site alterations, in accordance with the application and plans received by the city on April 16, 2014, except as may be amended by this resolution. 2. A separate building permit is required. No site alteration may occur prior to the issuance of applicable permits. 3. Prior to issuance of building permits, the following items shall be submitted or revised consistent with the zoning ordinance, city code and engineering guidelines: a. The applicant shall submit an executed site improvement performance agreement for completion of the proposed site improvements. b. The applicant shall obtain necessary permits from the Shingle Creek Watershed district. c. The developer shall receive city approval of final construction plans. d. The applicant shall revise the plans to indicate the following information: i. Submit a revised lighting plan in accordance with Section 21105.06 for exterior lighting in the LZ1 lighting zone. ii. Identify the location of the existing hydrants on the north side of the community building. iii. Identify the fire department connection location and the post indicator valve location on the water service line to the building. The fire department connection must be located in the area of the main door. Resolution 2014-181 (2014026) Page 2 iv. Identify details of water supply line. A six inch water supply line is recommended. An approved solenoid valve on the water supply line is required if the line is not increased to six inches. V. Identify and receive approval of an approved fire sprinkler system by the fire inspector. 4. The applicant shall expand parking on the site if parking shortages occur or if the needs of the property owner change. Any parking expansion shall be reviewed by a separate application and all parking dimensions, setbacks, curb and gutter and other related requirements shall apply. 5. Colors proposed for the new addition shall be consistent with the existing townhomes 6. Standard Conditions: a. Any signage shall comply with the signage regulations and applicable sign permits are required prior to installation. b. Trash and recycling storage shall be in compliance with the zoning ordinance. c. The site plan amendment shall expire one year after the date of approval, unless the property owner or applicant has started the project, or unless the applicant, with the consent of the property owner, has received prior approval from the city to extend the expiration date for up to one additional year, as regulated under section 21045.09 of the zoning ordinance.
