HomeMy WebLinkAboutCity Council Resolution 2014-157CITY OF PLYMOUTH RESOLUTION No. 2014-157 A RESOLUTION APPROVING A SITE PLAN AMENDMENT FOR RED DEVIL EQUIPMENT AT 14900 21 ST AVENUE NORTH (2014020) WHEREAS, Bauer Design Build, LLC. on behalf of Red Devil Equipment, has requested approval of a site plan amendment to allow a building expansion and related site alterations at 14900 21" Avenue North; and WHEREAS, the subject property is legally described as Lot 12 and the southerly 134 feet of Lot 2, Block 2, Circle Star Business Center First Addition, Hennepin County, Minnesota; and WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for a site plan amendment to allow a building expansion and related site alterations at 14900 21" Avenue North, subject to the following conditions and findings: 1. A site plan amendment is approved to allow a roughly 33,500 square foot building addition and related parking and site alterations, in accordance with the application and plans received by the city on March 21 and April 24, 2014, except as may be amended by this resolution. 2. No site alteration may occur prior to the issuance of applicable permits. A building permit is also required for replacement of the existing fence. 3. Prior to issuance of building or grading permits, the following items shall be submitted or revised consistent with the zoning ordinance, city code and engineering guidelines: a. The applicant shall submit an executed site improvement performance agreement for completion of the proposed site improvements. b. The developer shall receive city approval of final construction plans. c. The applicant shall revise the plans to indicate the following information: i. Submit the following information on the light fixtures proposed: color rendering index, correlated color temperature, backlight, uplight and glare. ii. The wall pack fixtures proposed on the west side of the site may be no higher than 16 feet above grade. iii. Identify the location of the fire department connection and add signage. 4. Fire lane signs shall be installed as directed by the fire inspector. 5. The fence proposed to replace the existing fence along the east and north property lines shall include slats or other means to block visibility of the loading and maneuvering areas. Resolution 2014-157 (2014009) Page 2 6. Compact parking signs shall designate all compact parking areas shown on the plans. 7. The applicant shall expand parking on the site if parking shortages occur or if the needs of the property owner change. Any parking expansion shall be reviewed by a separate application and all parking dimensions, setbacks, curb and gutter and other related requirements shall apply. 8. Colors proposed for the new addition shall be consistent with the existing building. 9. Standard Conditions: a. Any signage shall comply with the signage regulations and applicable sign permits are required prior to installation. b. Mechanical equipment shall be screened in compliance with the zoning ordinance. c. Trash and recycling storage shall be in compliance with the zoning ordinance. d. The site plan amendment shall expire one year after the date of approval, unless the property owner or applicant has started the project, or unless the applicant, with the consent of the property owner, has received prior approval from the city to extend the expiration date for up to one additional year, as regulated under section 21045.09 of the zoning ordinance.
