RESOLUTION 2004-472
APPROVING FINDINGS OF FACT FOR THE REZONING OF PROPERTY LOCATED ON
THE SOUTHWEST CORNER OF THE INTERSECTION OF SCHMIDT LAKE ROAD AND
NORTHWEST BOULEVARD (2004116)
WHEREAS, Heritage Development of Minnesota has requested reclassification of the zoning
from FRD (Future Restricted Development) to RMF -3 (Multiple Family 3) for six acres of land
on the southwest corner of the intersection of Schmidt Lake Road and Northwest Boulevard,
legally described as follows:
The north 7 acres of the northwest quarter of the southeast quarter, Section 10, Township
118, Range 22, Hennepin County, Minnesota, together with that part of vacated Medicine
Lake Drive West accruing thereto.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD
(Future Restricted Development) to RMF -3 (Multiple Family 3);
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request from
Heritage Development of Minnesota for reclassification of the zoning from FRD (Future
Restricted Development) to RM17-3 (Multiple Family 3) for six acres of land located on the
southwest corner of the intersection of Schmidt Lake Road and Northwest Boulevard, based on
the following findings:
1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and
plans.
2. The proposed development meets lot area and dimension requirements of the RMF -3 zoning
district.

3. The proposed RMF -3 zoning district allows a development that meets the City's density and
housing affordability goals specified in the City's land use plan.
4. Adequate infrastructure is available to support the RMF -3 zoning and the multiple -family
development proposed for this site.
