RESOLUTION 2004-307
APPROVING A PRELIMINARY PLAT FOR MOHAGEN/HANSEN ARCHITECTURAL
GROUP FOR "PLYMOUTH OFFICE PLAZA", FOR PROPERTY LOCATED SOUTH OF
OLD ROCKFORD ROAD AND WEST OF PEONY LANE (200405 1)
WHEREAS, Mohagen/Hansen Architectural Group has requested approval of a preliminary plat
for Plymouth Office Plaza, a plat of two lots on 3.64 acres located south of Old Rockford Road
and west of Peony Lane; and
WHEREAS, the property is presently legally described as follows:
That part of the Southeast quarter of Section 7, Township 118, Range 22 which lies South of
County Road No. 9, except that portion platted in Osier Addition; and that part of the West
half of the Northwest quarter of the Northeast quarter of Section 18, Township 118, Range
22 which lies Northeasterly of Osier Addition, except that part lying within County Road No.
9, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval.
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Mohagen/Hansen Architectural Group for a preliminary plat for Plymouth Office Plaza for
property located south of Old Rockford Road and west of Peony Lane, subject to the following
conditions:
1. Approval of the preliminary plat is contingent upon City approval of the rezoning of the site
from FRD (Future Restricted Development) to B -C (Business Campus).
2. The preliminary plat is approved in accordance with the plans received by the City on June 15,
2004, except as may be amended by this Resolution.

3. Prior to issuance of any building permits, the applicant shall pay all required park dedication
fees.
4. The rezoning of this site to B -C (Business Campus) may allow, but shall not require, the
abutting properties to be rezoned to B -C upon their development or redevelopment.
5. Standard Conditions:
a. Compliance with the City Engineer's Memorandum.
b. Removal of all hazardous trees from the property at the owner's expense.
c. No building permits shall be issued until the final plat is filed and recorded with Hennepin
County.
d. Any subsequent phases or expansions are subject to required reviews and approvals per
Ordinance provisions.
e. Signs shall require separate permits prior to installation.
f. The permit is subject to all applicable codes, regulations and ordinances, and violation
thereof shall be grounds for revocation.
g. Prior to the issuance of any building or utility permits, the applicant shall submit fire flow
calculations in compliance with City Code and other applicable codes.
h. Prior to the issuance of any building or utility permits, the applicant shall add or relocate
hydrants as necessary in compliance with City Code and other applicable codes.
i. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new
strictures on sites adjacent to, or containing any open storm water drainage facility.
j. This approval shall expire one year after the date of approval, unless the property owner
or applicant has substantially started constriction of the project, or unless the landowner
or applicant has received prior approval from the City to extend the expiration date for up
to one additional year, as regulated under Section 510 of City Code.
