RESOLUTION 2004-259
APPROVING A SITE PLAN AMENDMENT FOR THE FIELDS OF NANTERRE, THIRD
ADDITION, LOCATED NEAR THE INERSECTION OF YUMA LANE AND SCHMIDT
LAKE ROAD. (2001148)
WHEREAS, The Ryland Group is requesting approval of a site plan amendment to allow a
second stricture style for 40 units and reorient two strictures at the Fields of Nanterre, located
near the intersection of Yuma Lane and Schmidt Lake Road, and legally described as:
Lots 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 23, 24, 25, 26, 27, 28, 29, 30, and 31, Block
2, And Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, and
35, Block 3, The Fields of Nanterre, according to the recorded plat thereof, Hennepin
County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by The
Ryland Group for a site plan amendment for the Fields of Nanterre, Third Addition located near
the intersection of Yuma Lane and Schmidt Lake Road, subject to the following conditions:
1. A site plan amendment is approved to allow a second stricture style for 40 units and reorient
two strictures, in accordance with the plans received by the City on May 14, 2004 and June
24, 2004, except as amended by this resolution.
2. Prior to issuance of building permits, the applicant shall submit proof of recording of the final
plat and vacation of the superfluous easements.

3. Prior to the issuance of any permits, the plans shall be revised showing the private drives in
compliance with turning radius requirements and three feet of clearance around the hydrant
located on the south side of Lot 7, Block 2 to the end of the private drive as was previously
approved.
4. Prior to issuance of building permits, the applicant shall submit the fixture details in
conformance with the zoning Ordinance for the proposed street lights shown on the plan.
5. The applicant shall comply with the City Engineer's Memorandum.
6. All units shall have their addresses posted on both front and rear.
7. All setbacks shall conform to the Zoning Ordinance, no variances are approved or implied.
8. Fire lane signs per the City Fire Lane Policy are required in approved locations throughout the
subject property.
9. Approval shall expire one year after the date of approval, unless the property owner or
applicant has substantially started constriction of the project. The landowner or applicant may
apply for approval of an extension by the City, as regulated under Section 21045.09 of the
Zoning Ordinance.
