RESOLUTION 2004-213
APPROVING A FINAL PLAT FOR RYLAND HOMES, INC. FOR ADJUSTMENT OF LOT
LINES ON LOTS TO BE CALLED "THE FIELDS OF NANTERRE FOURTH ADDITION"
LOCATED NORTH OF SCHMIDT LAKE ROAD ON YUMA LANE NORTH (2001148F)
WHEREAS, Ryland Homes has requested approval of a final plat for "The Fields of Nanterre,
Fourth Addition", a plat adjusting the lot lines impacting six townhouse lots on roughly 13,600
square feet located north of Schmidt Lake Road on Yuma Lane North; and
WHEREAS, the property is legally described as follows:
Lots 23-28, Block 3, The Fields of Nanterre, Hennepin County, Minnesota.
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Ryland
Homes for a final plat for The Fields of Nanterre, Fourth Addition; and,
FURTHER, that the following conditions be met prior to recording of, and related to said plat:
1. This final plat approves the adjustment of the lot lines impacting six townhouse lots, in
accordance with the plans received by the City on May 20, 2004, except as amended by this
Resolution.
2. Prior to recording the final plat, the applicant shall revise the drawing to include the drainage
and utility easement on Lots I and 6 consistent with those approved in the original plat.
3. Prior to recording the final plat, the applicant shall submit any changes to the Homeowner
Association documents for review and approval.
4. All signage shall comply with the Sign Ordinance. No variances are granted or implied.

5. Development standards shall be as required by the RMF -2 district. No variances are granted
or implied.
6. All buildings in the development shall be protected by a City approved NFPA 1313 or 13R
automatic fire sprinkler system approved by the City.
7. Prior to the issuance of building permits, the hydrant located on Yuma Lane north of the
intersection at Yuma Lane and 50"' Avenue must be relocated to the northeast corner of the
intersection at Yuma Lane and 50"' Avenue. In addition, fire flow calculations flowing the
northernmost two hydrants on Yuma Lane simultaneously shall be submitted. Each hydrant
must flow a minimum of 1500 GPM at 20 PSI residual pressure.
8. The applicant shall comply with Policy Resolution 79-80 regarding minimum floor elevations
for new strictures on sites adjacent to, or containing any open storm water drainage facility.
