CITY OF PLYMOUTH
RESOLUTION 97-726
APPROVING FINAL PLAT AND DEVELOPMENT CONTRACT FOR PIKE LAKE
WOODS, INC. FOR PROPERTY LOCATED NORTH OF BASS LAKE ROAD. EAST OF
HEMLOCK LANE, WEST OF ZACHARY LANE, AND SOUTH OF EAGLE LAKE
REGIONAL PARK (97079F)
WHEREAS, Pike Lake Woods, Inc. has requested approval of a final plat and development
contract for Pike Lake Woods; and
WHEREAS, this 5.3 -acre site is presently lagally described as Lots 46 to 51 inclusive,
Morrison's Lake View Addition; and
WHEREAS, the City staff has MTared a development contract covering the improvennents
related to said plat.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Pike
Lake Woods, Inc. for a Final Plat for Pike Lake Woods; and,
FURTHER, that the development contract for said plat be approved, and that the Mayor and City
Manager be authorized to execute the development contract on behalf of the City; and,
FURTHER, that the following conditions be met prior to recording of, and related to said plat:
1. The Final Plat shall be in compliance with the plans received by the City on October 9, 1997,
except as amended by this resolution.
2. A PUD final plan shall be submitted for review and approval of the Zorwtg Administrator
prior to issuance of building permits.

3. Standard Conditions:
a. Complianc;: with the City Engineers Memorandum.
b. Removal of all hazardous trees from the property at the owner's expense.
c. No building permits shall be issued until a contract has been awarded for the extension if
water services.
d. Compliance with Policy Resolution 7940 regarding minimum floor elevations for rte v
structures on sites adjacent to, or containing any open storm water drainage facility.
e. No buildin3 permits shall be issued until the Final Plat is filed and recorded widt
Hennepin County.
E Submittal of required utility and drainage easement documents as approwd by the City
Engineer prior to filing the final plat.
g. The Developer shall hold the City and its officers, employees, and agents harmless from
claims made by itself and third parties for damages sustained or costs incurred resulting
from plat approval and development. The Developer shall indemnib- the City and its
officers, employees, and agents for all costs, damages, or expenses which the City may
pay or incur in consequence of such claims, including attorneys' fees.
h. Payment of pmL- dedication fees -in -lieu of dedication in accordance with the Dedication
Policy in effect at the time nf recording the final plat.
L Addresses shall comply with the street addressing system.
j. No Zoning Ordinance Variances are granted or implied.
