SPORTS ACADEMY AT 161 CHESHIRE LANE NORTH (97136) WHEREAS, Prairie Sports Enterprises, Inc. has requested approval for conditional use permits to operate Grand Slam U.S.A. Sports Academy with accessory retail and service uses in Carlson Business Center North located at 161 Cheshire Lane North. The property is mete specifu:ally described as: Lot 2, Block 1, Carton Business Ceoar North, Hennepin County, Minnesota WHEREAS, the Planning Commission has reviewed said request at a duly called Puhlic Hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Prairie Sports Enterprises, Inc. for conditional use permits for Grand Slam U.S.A. Sports Academy, subject to the following conditions: 1. The conditional use permits allow operation of a sports academy in Carlson Business Center, in accordance with the plans received by the City on September 5, 1997, except as amended by this resolution. 2. The conditional use permits are to allow an indoor commercial recreation facility (sports academy) and accessory retail and service uses at this location with the finding that all conditional use permit standards would be met. Specifically: a. The proposed uses at this location would comply with the Comprehensive Plan; b. The proposed uses would promote the general welfare and would not be detrhnental to, or endanger the public health, safety, morals, or comfort; C Res. 97-672 Page 2 c. The proposed uses would not be injurious to the surrounding properties or to the City as a whole, nor would they substantially diminish property values in the arra; d. The proposed uses would not impede the orderly development of the district; e. The site plan design would not cause traffic congestion in the public strays; f. The proposal would meet all the standards for development in the 1-2 Zoning District; and g. The conditional uses comply with the performance standards specified in the Zoning Ordinance. 3. The sports academy is approved for an approximately 15,065 square foot lease space. 4. All waste and waste containers shall be stored within approved designated areas. 5. All parking shall be off-stra t in designated areas which comply with the Zoning Ordinance. 6. The permit is subject to all applicable codes, regulations and ordinances, aced violation thereof shall be grounds for revocation. 7. All signage shall be in compliance with the Sign Ordinance. S. This approval shall expire one year after the date of approval, unless the property owner or applicant has started the protect, or unless the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
