HomeMy WebLinkAboutCity Council Resolution 1997-660u CITY OF PLYMOUTH RESOLUTION 97 - 660 APPROVING FINDINGS OF FACT FOR REZONING FOR HOUSING SERVICES FOR PROPERTY LOCATED NORTH OF 45TH AVENUE, EAST OF TRENTON CIRCLE, AND WEST OF NATHAN LANE (97095) WHEREAS, Housing Services has requested reclassification of the zoning from RMF -3 (Residential Multiple Family - 3) to PUD (Planned Unit Development) for a 8.9 -acre property legally described as follows: Oulot A, Woodlands Zed Addition WHEREAS, the Planning Commission has reviewed said request at a duly ca'' -.d Public Hearing and recommended approval; and, WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from RMF -3 to PUD; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does support the request by Housing Services for reclassification of the zoning from RMF -3 (Residential Multiple Family - 3) to PUD (Planned Unit Development) for a 8.9 -acre property located north of 45i° Avenue, east of Trenton Circle, and west of Nathan Lane, based on the following findings: 1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and plans. 2. The proposed rezoning will help to advance the City's housing goals by providing life- cycle housing opportunities. 97095 Page 2 • 3. There is adequate infrastructure to support the proposed development and rezoning of the parcel. 4. v , • buffers consisting of increased setbacks, preservation of naturai vegetation, and the addition of landscaping are provided between the existing commercial, high-density residential, and single family homes. 5. The proposed PUD allows for the "clustering" of the units in a single building Wowing for the efficient use of land resulting in smaller networks of utilities and stretts, thereby, lowering development costs, long tern maintenance expenses, and public investments.
