CITY OF PLYMOUTH
RESOLUTION 97 - 572
APPROVING FINDINGS OF FACT FOR REZONING FOR PIKE LAKE WOODS, INC. FOR
PROPERTY LOCATED NORTH OF BASS LAKE ROAD, EAST OF HEMLOCK LANE,
WEST OF ZACHARY LANE, AND SOUTH OF EAGLE LAKE REGIONAL PARK (97079)
WHEREAS, Pike Lake Woods, Inc. has requested reclassification of the zoning from C-2
(Neighborhood Commercial) and FRD (Future Restricted Development) to PUD (Planned Unit
Development) for property legally described as follows:
Lots 46 to 51 inclusive, Morrison's Lake View Addition, Herutepin County, Minnesota
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommended approval; and,
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from C-2
and FRID to PUD;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does support the request by Pike
Lake Woods, Inc. for reclassification of the zoning from C-2 (Neighborhood Commercial) and
FRD (Future Restricted Development) to PUD (Planned Unit Development) for property located
north of Bass Lake Road, east of Hemlock Lane, west of Zachary Lane, and south of Eagle Lake
Regional Park, based on the following findings:
1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and
plans.
2. The proposed development meets the intent of the PUD zoning district by providing an
efficient use of land.
3. The proposed development meets the intent of the PUD zoning district by creating a
neighborhood with both commercial and residential uses, which would not otherwise be
possible through strict interpretation of the Zoning Ordinance.

4. 'there is adequate infrastructure to support the proposed development and remoning of the
parcel.
