HomeMy WebLinkAboutCity Council Resolution 1997-532�3 C11TY OF PLYMOUTH APPROVING PUD GENERAL PLAN AMENDMENT FOR TOLD DEVELOPMENT COMPANY FOR A PARKING EXPANSION AT 200 NORTHWEST BOULEVARD (97048) WHF.REAS, TOLD Developmem Company has requested oppeoval of a PUD General Plan Amendment to allow a puking expansion at 2800 Northwest Boukvard; and WHEREAS. the Pla WM Commission has reviewed said request at a duly called Public Hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by TOLD Development Company for a PUD General Plan Amendment subject to the following conditions: 1. The PUD General Plan Amendment allows construction of 243 new parking spaces on the north side of the existing building, in accordance wsth the plans received by the City on July 18, 1997, except as amended by this resolution. 2. Prior to istuantce of the grading permit, the Landscspe Plan mist be signed by the Landscape Architect. 3. Prier to issuance of the grading permit, the applicant shall submit a revised lighting pian for staff review and approval that indicates the .S foot-candle contour litre within the lot lines. 4. Standard Conditions: 1 A. Compliance with the City Engineer's Memorandum. • Resolution 97-532 (97048) Page 2 B. Submission of the required Financial Guarantee and Site Performance Agreement for completion of site improvements within twelve months of the date of this Resolution. C. An 8 1/2 x 11 inch °As Built' Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. D. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance prov:siom. E. Compliance with the Ordinance regarding fire lanes, fire lane signage, and the location of fire hydrants. F. Compliance with the regulations for Handicap parking and signage. G. This approval shall expire one year after the date of approval, unless the property owner or applicant has substantially started construction of the project, or unless the landowner or applicant has received prior approval from the City to extend the expiration date fr•r up to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
