AT PLYMOUTH PONDS BUSINESS PARR, 3580 HOLLY LANE NORTH (97105) WHEREAS, Gabor and Katalin Deli have request approval for a Conditional Use Permit to operate Olympic Gymnastics Academy in Plymouth Ponds Busin:ss Park located at 3580 Holly Lan: North. The properly is more specifically described as: t Lot 2, Block 2. Plymouth Ponds Business Park, Hennepin County, Minnesota WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; NOV: , THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Gabor and Katalin Deli for a Conditional Use Permit for Olympic Gymnastics Academy, bic., subject to the following conditions: 1. The Conditional Use Permit allows operation of a gymnastics academy in Plymouth Ponds Business Park, building three, in accordance with the plaws received by the City on July 11, 1997, and August 18, 1997, except as amended by this resolution. 2. The Conditional Use Permit is to allow an indoor commercial recreation facility (gymnael-m academy) at this location with the finding that all Conditional Use Permit standards would be met. Specifically: a. The proposed use at this location would comply with the Comprehensive Plan; b. The proposed use would promote the general welfare acid would not be detrimental :o or endanger the public health, safety, morals, or comfort; • Res. 97-529 Page 2 c. The proposed use would not be injurious to the surrounding properties or to the City as a whole, nor would it substantially diminish property values in the area; d. The proposed use would not impede the orderly development of the district; e. The site plan design would not cause traffic congestion in the public streets; C The proposal wound meet all the standards for development in the I-1 Zoning District; and g The Cundidunal Use complies with the performance standards specified in the Ordinance. 3. The gymnastics academy is approved for a 13,513 square foot Rase space. 4. Ali waste and waste containers shall be Mored within approved designated areas. 5. All parking shall be off-street in designated areas which comply with the Zoning Ordinanoe. 6. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds*,)r revocation. 7. All signage shall be in compliance with the Ordinance and the approved Master Sign Plan identified on sheet A-1 of the plans dated May 18, 1995. B. This approval shall expire one year after the date of approval, unless the pre3erty owner or applicant has started the project, or unless the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
