CITY OF PLYMOUTH
RESOLUTION 97-518
APPROVING FINDINGS OF FACT FOR REZONING FOR THE ROTTLUND COMPANY,
INC., FOR PROPERTY LOCATED IN THE NORTHWEST QUADRANT OF HIGHWAY SS
AND REVERE LANE (97080)
WHEREAS, The Rottlund Company Inc. has requested reclassification of the zoning from O -R
(Office/Residential) to PUD (Planned Unit Development) for property legally described as
follows:
Outlots B, C, and D, Prime West Business Park, Hennepin County, Minnesota
WHEREAS, the Plymouth Zoning Crdinance requires a text amendment for the establishment of
a PUD zoning district; and,
WHEREAS, the Planning Commission has reviewed said requests at a duly called Public
Hearing and recommended approval; and.
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from O -R to
PUD.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does support the requests of The
Rottlund Company, Inc. for reclassification of the zoning from O -R (Office/Residential) to PUD
(Planned Unit Development) for property located in the northwest quadrant of Highway SS and
Revere Lane, and for the related Zoning Ordinance text amendment establishing the PUD
district, based on the following findings:
1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and
plans.

2. The proposed development meets the intent of the PUD inning district by providing an
efficient use of land.
3. The proposed development meets the intent of the PUD zoning district by creating a
neighborbood with both commercial and residential uses.
4. There is adequate inframaum to support the proposed development and retuning of the
Parcel
