CITY OF PLYMOUTH
RESOLUTION 97-516
APPROVING LAND USE GUIDE PLAN AMENDMENT FOR THE ROTTLUND
COMPANY, INC. FOR PROPERTY LOCATED IN THE NORTHWEST QUADRANT OF
HIGHWAY SS AND REVERE LANE (96140)
WHEREAS, The Rottlund Company, Inc. has requested reclassification of the land use guiding
from CO (Commercial Office) to LA -3 (Living Area 3) for 23.2 acres located in the northwest
quadrant of Highway SS and Revere Lane, and
WHERE4S, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the Metropolitan Council has reviewed the Land Use Guide Plan Amendment and
fmds that it conforms with the metropolitan system plans, and may be implemented by the City.
NOW, THEREFORE, HE 1T HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by The
Rotdund Company, Inc. for reclassification of the land use guiding from CO (Commercial
Office) to LA -3 (Living Area 3) for 23.2 acres located in the northwest quadrant of Highway SS
and Revere Lane, based on the following findings:
1. The site meets the guidelines and criteria for LA -3 guiding.
2. The reguiding of the site from CO to LA -3 would not have adver..e impacts on the
sanitary sewer system, storm sewer system, water system, or transportation system.
3. LA -3 guiding would expand the City's opportunities to provide more variety in housing
types, and housing that may be more affordable.
4. The proposed densities would meet the City's adopted density goats in the
Comprehensive Plan.
S. Plymouth has a limited supply of vacant CO land and vacant LA -3 land. The amendmert
would not adversely impact either of these land use categories.
