CITY OF PLYMOUTH
RESOLUTION 97 - 471
APPROVING LAND USE GUIDE PLAN AMENDMENT FOR PIKE LAKE WOODS, INC. FOR
PROPERTY LOCATED NORTH OF BASS LAKE ROAD, EAST OF HEMLOCK LANE, WEST O.F
ZACHARY LANE AND SOUTH OF EAGLE LAKE REGIONAL PARK (97079).
WHEREAS, Pike Lake Woods, Inc. has requested reclassification of the land use guiding from C
(Commercial) to C (Commercial) and LA -2 (Living Area 2) for a 5.62 -acre property located north of Bass
Lake Road, east of Hemlock Lane, west of Zachary Lane and south of Eagle Lake Regional Park.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and
recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA* that it should and hereby does approve the request by Pike Lake Words,
Inc. for reclassification of the land use guiding from C (Commercial) to (Commercial) and LA -k
(Living Area 2) for a 5.62 -acre property located north of Bass Lake Road, east of Hemlock Lane, west of
Zachary Lane and south of Eagle Lake County Park. based on the following findings:
1. The combination of commercial and residential guiding better meets the location criteria in the
Comprehensive Plan than the commercial only designation.
2. Reclassifying the site firom C to C and LA -2 would not have adverse impacts on the sewer, water. or
transportationin-stem
3. Reclassifying the site would provide for some commercial an in this portion of the City, while also
expanding needed residential land use opportunities.
4. The guiding is consistent with the City's Housing Plan.
FURTHER, approval of the Land Use Guide Plan Amendment is contingent upon, and subject to, the
required review and response by the Metropolitan Council.
Adopted by the City Council on this 6th day of August, 1997.
